  • Joining this thread to. Help to buy with the help of Precise who AIP two weeks ago. Expecting full application to go to Precise end of the week as waiting on the HTB authority.
    We've been asked to provide:
    3x payslips and P60 for me
    SA302 for wife - 2 years worth
    Proof of ID
    Proof of address
    Proof of deposit

    LTV is just under 65% - large deposit

    Placed on Tier 2 with Precise. Defaults over 2 years old except wife mobile default which is currently going through Ombudsman to reverse
    Just nervous as found dream house and put £500 deposit and had to pay another £300 for solicitors to start their work

    I have no CCJs or DMP or PDL and I have never had a credit card the only thing that let me down is I have a car on lease and I missed 4 payments in a row while I had a brain haemorrhage in December 2015 and was in hospital for months so was out of work. (yes I'm getting penalised for actually almost dying)


    I'm a single mum with two children - which also didn't go in my favour with principality!!!


    the house price is 203K and the deposit is 49k (with help to buy)
    my earnings are 38K


    we had an AIP from principality then asked why I went to new York in June - I had to write a formal letter asking why I was using my card abroad. then I had a pay rise in work so needed a copy of a new contract from work, then I had to provide 6 months bank statements, it was so many random documents every week such as child benefit proof and proof of going to new York and then after 3 months of back and forth they declined Monday.


    my new house is almost finished within 5 weeks so I am praying it goes ok !

    i have been stalking these forums for a month or so we are having to use precise also
    got an AIP from them at the end of august and all the necessary info was sent through our broker had us give him everything because he knows what they are like!
    they went to do the valuation and down valued by £10,950 which was a nightmare i could have cried! the house is a new build and was at foundation stage so i dont even know how they could value itso we went back to persimmon waiting for an offer but they had already offered us that amount in extras so we either were going to have no extras and a cheaper house or no mortgage with persimmon

    so we have gone for another house and started the process again! full application put back in today persimmon paid our valuation fee thankfully so now waiting for a new valuation to be done and the house is actually up so hopefully will go better

    Really happy for you must be a weight lifted, we had the broker come back today after more information, signatures not the same, and bloody tax credits, we have not even included them as income but because the award notice has my partner as different pay (recent payrise) they want an updated award notice with the correct pay... This would of happened at the end of the FY anyway which is how we have always done it but instead I will be at the mercy of HMRC sending us this bloody document. We only get 20 quid a week, hardly worth the effort!
