    Thanks all - I'm glad everyone's in agreement. I've told the sellers we won't proceed unless this is dealt with. They wanted to complete by the 6th due to a holiday, so I'm not sure how they will react. The house was bought by the seller last year as a project, they've done it up to resell so really they should know better than to knock down walls without getting the proper paperwork and approval. Weirdly, the mortgage offer has already been received and has gone through. So it doesn't seem to have impacted that.

    I'll see what happens, I'm hoping they'll just agree to get the work done and that'll be the end of it. But I'll prepare myself for it to fall through if they do argue.

    You'd think/hope they will realise that any other buyer will come up against the same problem so its not only worth them spending money to determine that all is OK or rectify if not, but essential.

    I would struggle to accept the competence of anyone, in any matters, if they did this as a project and failed to ensure they had something as fundamental as the paperwork organized and ready to go. It would set all kinds of alarm bells ringing about everything else they have done to this "project". My suspicion would be that they had done it very much on the cheap and things will start falling apart as soon as I moved in.

    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.
