how to know if the property is in a good area or not

  • I'd like to buy a house in zone 4~6. Seems Bromley borough is not bad, is it? My budget is up to 300k. Is it feasible for a relatively good area?

    West Norwood is hell, pretty much. Some nice roads on the Streatham side.

    I forgot Dulwich. I suspect the village is out of most people's price ranges but sometimes you can get something fairly reasonably priced in East or West Dulwich.

    Dulwich Village is nice but you're hemmed in by terrible areas.

    West Norwood is an utter hell hole. Good fish mongers and butchers though.

    That's complete !!!!!!!! I lived in South London for 8 years and never had a problem. Really don't understand the downer people have about South of the River.

    anyway. I was always South west but have friends who have lived in dulwich and greenwich and love those. Have 2 friends in tulse Hill but I wouldn't say I particualrly liked that area (or felt safe!)

    Bromley borough is nice! You're pretty much into Kent for much of it but Bromley is good and Beckenham, in particular is very nice. :D

    this property looks good, but the post code (probably BR6 9TL) is bad in terms of education level of the neighbours, but it's strange that the nearby primary school is very good (from upmystreet).

    this one got very high education level in its neighbours, but the primary school is bad (also from upmystreet).

    I do not have kids at the moment, but i think the quality of primary school is still a concern.

    Really? I lived in SW8 (within division bell) for 4 years, and was so glad to move back to a civilised part of London. And I had trouble getting a cab every time I wanted to go home.

    Must be something about Bromley and Beige bathrooms! I had one almost identical, once. I don't know Orpington at all.

    Mackenzie Road, is on the Borders of Beckenham and Penge. Penge is much maligned but really very clean and presentable. There are lovely houses on the opposite side of Beckenham Road, I don't think I've ever been in that specific bit - maybe once to go to the council dump(!), in which case it looks pretty quiet, not the prettiest houses but respectable enough. Well tended gardens. If you look at the map, then the immediate area left of the Croydon Road that runs from Penge to Betts Park is not good.

    I moved away from there four years ago but I really liked the area around Kent House. I used to run down Beckenham Road to and from the gym. The leisure centre was great and if the question about feeling safe is pertinent then I did feel safe, yes.

    In Beckenham itself will be quite pricey, but you could pretty much walk it from that house. It does have some little Boutique shops, M&S, Pizza Express, an amazing florist and, I think, Clive Woodward, LOL!

    EDIT: The dump has been rebardned as the 'recycling centre' and is a few hundred yeards away. You would actually have a Tram stop right by you to get into Beckenham or Croydon (if you so wished!)

    Blackheath is nice :T
    Shooters Hill - not great transport links
    WE LOVE :j Greenwich!!! Pricey & east greenwich not as great but still good

    I'm lovin' the cheap council tax over here, personally...

    I can't say I'm a fan of SE London - Camberwell, Peckham and Norwood never really appealed when I looked there. That said, Dulwich is nice - but it's also pricey..
