Block of garages - rights

Hi there,

I'm hoping someone can help me please with a question I have about a garage we own within a block of garages.

For context, we live on a cul-de-sac and the block of garages are at the end of the cul-de-sac, in between two houses with one access point to drive on to the row. Our neighbour owns the first 4 of the 6 garages (he offered to buy ours but we did not want to sell, nor did another neighbour). Since we moved there he has always been known to park his car in front of his 4 garages (sometimes in the way of the access point) and often leaves planks of wood/tools out in the way. We've been generally polite and relaxed about this asking him to move things when we can't physically drive down to our garage or manoeuvre put our car away. Recently however he has parked a caravan half way on the access point to the garages and half way in front of his first garage. We can still squeeze our car past, however the caravan really is an eyesore (its beaten up and old and in dire need of repair). They also still have their car parked in front of the caravan, in front of his next 2 garages, meaning its quite difficult for us to get into our garage without a lot of reversing etc.

My question is, what are the rights around garage blocks where the garages are individually owned? Are you allowed to park in front of them?

If anyone has any info that would be much appreciated.

    You own the garage so what do your deeds say about access?

    I will dig them out and take a look to see what it formally says just wanted to see if anyone had any similar experience with this kind of thing.

    Who owns the land that is the access and in front of the garages. Did he want to buy them all and build houses on the site? Quite common round here, although the garages are generally owned by the housing association.

    Thanks for your reply. He lives next to the block of garages, so I suspect he probably did want to do that or at least extend his house. I'm not sure how to find out who owns it, I guess that might be on my deeds, though not sure how descriptive the deed will be, unless it just draws a boundary line. Surely even if we all own the land in front of our garages though, there must be restrictions, as his land would then technically be in front of mine and putting something on that purely because he owns it would block our access to our garage.

    You've used 'not sure' twice and the word 'guess' appears.

    You really need to read your deeds and/or any Land Registry documentation to get as much information as possible - like finding out 'how descriptive the deed will be' and what 'restrictions', if any, are in place.

    Your deeds 'should' tell you all you need to know. If not then you will need to delve further but your first point of call should be reading your deeds!

    I've just checked the land registry documents and the boundary for our garage is clearly marked as just the garage, ie not the space in front of the garage. If this is the same case for those who have parked their caravan there, where does that leave us? Would it be a council issue to raise with them, would they own the access? Thanks

    Were the properties council built? Is the garage on a different title?

    Are they leasehold?

    You really need the original transfer deed if the land registry documents are silent. Xxx
