This is brilliant! Thank you! On the application form there is the question 'Any pets?' it was simply a Yes or No, there wasn't an 'if yes please explain' so, I ticked yes and wrote on the bottom of the sheet that these are simply small caged animals. If they have any questions I#m sure they will contact me and I can explain that they are 'fancy rats' which they are little divas, they are females too which are less smelly!
Your post has helped a lot thank you

I'm sure they won't contact you. They (letting agents) have this habit of saying "oh such and such is managing the property and they're not in the office right now, I'll get him to call you back"....they never do. A week later you find the property has been let to the next potential tenant who has declared no pets whether they have them or not.

This is what I am worried about. I only have until 6th July to move out of my current house and then I'm pretty much homeless.... I have applied for somewhere and I hope to god we get it.

Hang on just a minute...why the 6th July?

Is that the date on the Section 21 notice?

Assuming it is then if the 6th July comes around and you haven't yet found anywhere to live then you do not have to leave.

As your need for housing is so important then I really would not mention the rats. If you are forced out on to the street by bailiffs then it's extremely unlikely you would be able to keep them in a B&B and if you do, you can and most probably will be asked to leave immediately by the owner's of the B&B if they find rats in your room when the cleaner comes through....then you really would be living on the streets.
