Hiding the sold/complete price from searches?

Hi

I've seen some people have managed to hide the completed sale price on houses near me. Does anyone know what this is called, or how it's done? Many show up and some don't show up ever. The last place I bought, showed up twice on all searches, do I'm guessing it's a public database which is down to individuals to update...?

    Note it takes around 3 months after completion for the sale to turn up in the public record.

    • sales that were not for full market value. By this we mean, the sale of part of a property, a share of a property or the sale of a property at a discount. For examples a transfer between parties on divorce
    • transfers, conveyances, assignments or leases at a premium with nominal rent which are:
      • ‘Right to buy’ sales at a discount
      • subject to a lease
      • subject to an existing mortgage
      • to effect the sale of a share in a property
      • by way of a gift
      • under a compulsory purchase order
      • under a court order
      • to Trustees appointed under Deed of appointment
    • Vesting Deeds Transmissions or Assents of more than one property
    • leases for seven years or less
    • additional price paid transactions valued below £100 or above £99,999,999

    I think if you purchase via a company that also does not show.

    I don't see why that would make a difference.

    Auction sales, reposession sales, right to buy sales, all sales below market value are not shown at land registry.
    I believe the solicitor ticks a box on the land registry forms. Sometimes they make a mistake.

  • The price paid data excludes: property transactions that have not been lodged at Land Registry all property transactions which involve: a corporate body company business any residential property sales that may not have been for full market value, for example: sale of part of the property or a share of a property sale of a property at a discount, including right to buy properties sale of repossessed properties sale subject to an existing mortgage transfers following divorce or by way of gift or exchange transfers under Compulsory Purchase Order or by Court Order transfer of more than one property as part of a portfolio leases for 7 years or less.
