I bought my 1 bed flat in High Town for about 60 grand 4 years ago, and now it would cost me more than 100 grand to but the same property and it's not like the area has gotten any better. Stopsley and the area around London Road are quite nice but most likely out of your friends price range. It's worth looking around the city centre as prices are more reasonable and the area is not horrific.
Although if I'm completely honest, Luton is not a place I'd actually choose to buy a property I plan on living in for any length of time, it's a good place to invest in property but that's about it.0 -
On Rightmove there are properties in the MK area (Bletchley has a station) £170,000 - £180,000

House price increase in Luton is almost 20% a year for two years in a row now, one of the highest in the country, top 3 on a lot of months. Upping the budget would certainly help but 170K for a flat in Luton would pay bigger dividends than say in MK.
Tell your friend to buy with an objective sense rather than be swayed by reputation and current status of Luton, the changes on the near horizon are staggering and more likely the place will be beyond recognition in just five years

We bought in Luton last year, and wanted somewhere near a station. We opted for Leagrave.
As others have said £170k is no longer enough for a 2 bed house. 190k may just about manage it, but to be close to a station over £200k is needed really.
Plenty of 2-flats are still available at that price although even flats are often over 200k now (Galliard recently sold new build flats where some one beds were over 200k).
At that budget Id be looking at flats near Leagrave station. The Saxongate development on Oakley Road is about 170k or so now. Its about 10 years old and quite nice, with reasonable sized flats often with two bathrooms.
Also look at Orchid Close in Sundon Park, its a bit further from the station but again two bed flats in the 170-180k range.
The area around Leagrave Station, the traditional "Leagrave Village" area is seeing quite rapid price rises so whatever you buy is likely to gain in value.
Further afield I wouldn't discount High Town now. It is seeing a lot of investment and has a new masterplan for new homes, along with two new public squares. Old buildings are coming back into use and former empty shops re-opening. Its close to Luton Central Station so on the fastest trains you are looking at under 25 minutes into St Pancras.
However it still has a mixed reputation and you will likely be living on a building site for the next few years but the pay back is likely to be good.
