How does Rightmove's charging structure work. Does anyone know. May influence an EA's activity.

Pretty much the same way as EAs, as much as they can get away with, but they're negotiable.

Generally there's a cost per branch, with the big firms, Countrywide, Savills, etc getting a bit of a discount compared to their smaller competitors.

There is a small block of desirable apartments near me that I drive past, it always has numerous and changing "sold" boards put up outside from just about every agent in town.

This is pretty good going because nothing there has actually appeared on the Land Registry for the last 6 years. I am aware that not everything does appear, but the volume of boards would suggest that 5 a month were going through.

There is one agent that does this and also only ever posts "sold" or "let" entries on Rightmove, we know all this because we have alerts for the area that notify us of it. (We're not looking to buy there, we're just nosey :rotfl:)

Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

It obviously takes a few days to put together, floor plan, photos, EPC etc, so it's not uncommon for an EA to begin viewings before a property is ready to go on Rightmove.

The estate agent with whom we sold my late mother's house had already got a pool of interested buyers for the house before it actually made it onto RM. Within two days he had found us a buyer so by the time the house went on there, it was already listed "Under Offer".
A cunning plan, Baldrick? Whatever it was, it's got to be better than pretending to be mad; after all, who'd notice another mad person around here?.......Edmund Blackadder.

I've realised what it is now, it's houses that were previously sold coming back to the market, and the agent neglecting to remove the "SSTC" badge. 7 properties came back to market today in my search area (presumably Brexit related) and 2 of them still have "SSTC".

Not necessarily. I kept getting details of a very desireable property keep appearing in my alerts when it was most definitely sold. The agent kept 'fiddling' with updatingthe details a bit so it kept giving them publicity for the sale.

The annoying thing was, when it finally completed, it was for £30K less than the asking price, and we may have paid more than what it went for if we'd seen it in time.
