Agents putting Sold STC properties on Rightmove?

What's the deal with agents putting 'Sold STC' properties on Rightmove with no prior listing? Is it a publicity thing? I was going to post a link but if it is for publicity then that'd be a playing into their hands a bit!!

    Surely the owner would get wind of it if you're implying they're picking a house at random and putting it on RM.


    In fast moving areas, houses can easily to sell to people on their books without the need to market.

    Sometimes they've already sent the info to rightmove before it's sold, there's a delay at rightmove's end during which time it gets sold. They ping rightmove a message to say it's sold stc and it gets put on anyway.

    Also, until a sale is complete some agents want a few interested buyers on the books they can call should anything go awry.

    It obviously takes a few days to put together, floor plan, photos, EPC etc, so it's not uncommon for an EA to begin viewings before a property is ready to go on Rightmove. Therefore, not impossible for a sale to be agreed before the property hits Rightmove, then the agent sticks it on RM anyway, mainly for publicity as you say.

    No I'm not implying that they're doing it without the owner's knowledge, I'm genuinely wondering why they would do it? The house in question (today) has been listed 'Sold STC' but says there's an 'open house' viewing this weekend...

    This is not a fast moving area, you're lucky if a house sells within a month, and it's very unusual for houses to sell within the first week never mind on the day the agents list it...

    Mine didn't get on Rightmove as for Sale to my knowledge, the EA sent the details to RM and then it was sold by the time RM put it on, there may possibly have been a very slight (matter of hours) when it went on but less than 12 hours definitely

    Open days tend to be for popular ones (or ones they want people to think are popular!). Maybe that one was. One I saw online was sold before the open day recently despite 25+ people being booked in for the open day (I'd called about it)!


    Yes, it's publicity for them as in seeing their name on RM and on a board - and it's also good for them to have lots of sold properties showing. They look more successful and that's who vendors may pick over another.

    It's to make people think they're a good agent who sells houses quickly, a mark of their success, like the sold boards.
    Also there's many a slip between SSTC and sold, and it keeps the property visible until the sale is finalised.
    Some vendors will take other viewings while SSTC in the hope of higher offers, or because they're not confident in their buyer, perhaps because the buyer isn't proceedable.
    If it's on right move but not marked SSTC and you're not finding out until you call, it may as others say be a RM delay, but could also, if a desirable house, be to encourage buyers to call so they can try and sell you one of their other properties.

    How does Rightmove's charging structure work. Does anyone know. May influence an EA's activity.

    This week all rightmove's feed should be instantaneous. When you mark it online it will show on RM.

    That said, we mail out to people on our mailing list and advertise on on the market.com 48 hours before hitting rightmove, so its possible an offer has been accented in this time.

    RM charge different fees to different branches but its expensive. It's not worth advertising only sold properties unless you are looking to only attract vendors. Its costs so much money that to get no leads would make it not worth the bother.
