    Perhaps our agent is unusual but the way they work is a find only or fully managed. Find only means that they advertise and find you the tenant, check the references, take an inventory when they go in and that is all. For that they get whatever they charge the tenant plus 10% of the first months rent from us. The tenant pays the landlord directly.

    The fully managed is the same as above but the tenant pays the rent to agent who then deducts a percentage and pays the landlord. Plus the tenant reports any issues such as leaking taps, no hot water or whatever to the agent. The tenant and landlord never have contact.

    We have fully managed because we do not want to deal with all the legal notices and remember to check the gas certificate is in date and all the rest of it.

    Second for the Subject Access Data Request. If nothing else, it'll show them you're no pushover and generate extra work for them.

    If I received one, it wouldn't take any extra work. Well apart from the effort it took to throw it in the bin.

    If you move out, then the landlord has a void period and then when a new tenant moves in the landlord has to pay all the fees again, so it's not in the landlords interest to do that.

    Tenancy agreement and a few emails from the start of the tenancy as we didn't even manage the let. I don't think the tenant had quite thought it through.
