Thanks all, you've definitely helped put our mind at rest a little bit. We know that when we get a survey we'll know if there's any major problems just couldn't help feeling it seemed strange in such a crazy market here.

my daughter has just sold in Brislington, the new builds where the prefabs used to be, it's a managed area so service charges . She sold to the first person to view. She then looked at a house on another estate where she just found out there's nearly a thousand pounds of management type fees that she wasn't aware of.0 -
Ouch! Luckily we don't have that worry but have a friend that's just had a similar issue with the new builds on Cumberland road. She had quite the shock.
Another question, if anyone is still reading.. is it standard that after our initial 10 minute viewing we're not allowed a second viewing until paying our solicitor? That's what we've just been told. Which has brought back some concern. Presumably they mean we need to pay for the searches before going back but that's a fair chunk of money to then discover there's a problem and not be able to get the money back!0 -

A vendor who gets 4 offers on the first weekend of putting the property on the market would never just accept the asking price. They would push for much more even risking losing all 4 offers. Next week another half dozen people might put in a bigger offer.
Well thats plainly incorrect, you should never say never
Viewed a house on an open day over a weekend, made an AP offer on Monday, was told the vendor had accepted a below AP offer on the Saturday and though we upped our bid above asking they stuck with the original buyer !
Sellers arent cookie cutter units with a constant behaviour that do the same predictable thing. (nor are buyers) They are people and do all manner of stupid and irrational things, or maybe you arent seeing it from their POV, maybe the OPs sellers have somewhere to move to and just want certainty and to get on with it.
To pretend that buyers always do one thing and sellers another is just silly.0 -

Yeah, seems odd not to let us view again. I understand that because the market here is so crazy that people could just make a high offer, view it again once Sold STC and then reduce the offer or change their mind but surely with so many people looking that wouldn't matter and the fact we've instructed solicitors shows we want to progress?
Maybe they've just had people do it before, secure a place for X but just to secure it because they go so quickly and then change their mind later.
I should say, that is not our intention.. we would just like the option to see it again - first home, an expensive purchase and having only seen it for 10 minutes before we figured that was a fair ask. Apparently not until we spend money!0 -
I think I'd demand a second viewing! There is nothing wrong with instructing a solicitor which i imagine you have done - you don't pay anything for ages though with them

I would just say "OK we are paying our solicitor and wish to come back to measure the curtains / check the garden which we didn't see last time / show mum & dad what we are buying / other plausible reason.
How would they know if you are paying your solicitor? What does that even mean, since normally you dont pay them until exchange.
They may just not want time wasters, or they may be concerned that having kept the house up to show room standards now its littered with plastic kids toys and junk. But yes its an unreasonable condition and even though you probably have no cause to be worried I would be in your place, remind yourself how much money you are spending.0 -
We didn't get a second viewing of our first house purchase (2 years ago) until well after we'd started all the processes - I did worry about a bit, but we'd seen so many other unsuitable ones that we just went for it anyway! That said, I would still push for it - you can't take anything in 10 minutes.0
