Offer accepted but something seems odd

Hi all,
We've had an offer accepted on a house! (After complaining in another thread about how crazy Bristol's market is!) However, we can't help feeling something isn't quite right.
I'll try and be brief.. due to see a house last Saturday, the day before we got a call saying it had been sold but that they had just taken instruction on another house - same road, little bigger and a little nicer but they had no details yet. The 6 people due to view the other place were being offered to view this one instead. When we got there we were told there was already an asking price offer. We then offered asking price on the Monday and were told that 5 people viewed (1 no show), 4 offers and all asking price but he'd get back to me. He then called later that day to say our offer was accepted.
We're now concerned that it feels a bit odd. Why wouldn't they go to best and final if 4 people offered at asking price? He said they picked us because we had a much larger deposit but you'd think they'd either look for more viewings or go best and final to get the price up?
Every other house we've seen has gone to best and final and over asking price, anyone we've spoken to who's moved recently has had to go best and final and so it all seems strange that that hadn't happened.
We don't think the house is overpriced, and if the other offers existed (can they lie about that?!) other didn't either. Others in the area are very similar.
We are FTB'ers and could just be worrying over nothing but thought I'd see what other people thought..?

They can say what they like and usually get away with it.
If pushed to prove there were other offers I'm sure they can find a few of their friends who will come forward.
A vendor who gets 4 offers on the first weekend of putting the property on the market would never just accept the asking price. They would push for much more even risking losing all 4 offers. Next week another half dozen people might put in a bigger offer.:footie:

Notwithstanding that you still need to be diligent during the whole buying process, it is very easy to over-think and second guess in these situations. Can I ask where in Bristol you have bought in the end - and which agent?

Actually, we got that many offers the day before ours went onto Rightmove. We had been pleasantly surprised by the price suggested as the 'asking price' and had been prepared to accept 20K less. So, we were happy to accept the asking price even though there was a lot of interest.0 -

Have bought in Brislington! Happy with the area as we can still walk to work and there's a few bits and bobs around and we're obviously hoping the prices will rise like they have elsewhere *fingers crossed*.
Now we just need to work out what on earth we do in this process and hope all goes smoothly

not always true, a seller whos serious about selling (due to already having an offer accepted etc) will price it according to what its worth and then accept when receiving an offer they are happy with. Some will mess around for a few more k but then it doesn't always work out e.g. mortgage valuations pricing it lower then buyers re-negotiating etc or buyers realising they have over paid later on.0 -
We priced our flat slightly more than we wanted and got an offer first viewing of 10k less, I said I wanted another 5k and they agreed, so it was sold.
We had a number of other viewings booked, but got the price that we wanted (top of valuations) from someone in a good position. Also I knew my property was at the 'top of market' for a flat in my area. So you have to consider their mortgage company will look at similar sales to justify the valuation. There can be problems in being too greedy.
And yes Estate Agents can lie. Just keep in touch with Estate agent so they know you are making progress.

You say that but it happens. The house we bought was originally "sold" to the first person that viewed it. We were the 3rd people, an hour after the first, and there were 3 more booked to view it after us and 6 more the next day. We phoned to make an offer after viewing to be told it was already off the market. The owners had accepted the asking price offer straight away as they didn't think they'd even get that. We all got the impression the first viewer was a developer chum of the estate agent and they had suggested the owners accept it. It was only because we knew the neighbours and managed to speak to the vendors direct that we were able to even make an offer, the EA wouldn't let us make one.0 -
I would assume it's because you are FTB's - I've just accepted an offer on my house 5k under asking price - wasn't planning on but it's a cash buyer with no chain - much prefer that to an extra 5k with a huge chain below0

We've just done the same as Anna, we had higher offers the first day on the market, but went for the FTB as no chain. Plus the nice feeling we were helping someone on to the ladder.Deal with things as they are, not as they should be.0
