Questions from draft contract

Evening everyone
I am sorry if this question has been asked before (I have no doubt it has lol) but I've googled my question and I really can't find the answer
So spoken to my Sol and shes confirmed that she's received the draft contract back from our buyers and they got several questions raised. My sol told me that most of the questions need my response but I'm nervous (probably irrational) on what they will ask.
Is there typically standard questions that get asked ie is there right of way? Also do the questions come from our buyer or their sol? I appreciate if it's buyers questions you/I can only summarise but would like a little reassurance.
Also what's the best response if I don't know the answer? I don't want trouble later down the line

well done for trying google first. You can't find an answer becuase there isn't one
you don't know the questions until you get them. There is no such thing as a "standard" buyers question - they may (or may not) be very specific to your house and, as you say, cover things which relate directly to it that either the buyer or their solicitor are unsure of
- right of way maybe
- works done to the house if relevant

We've just had a list of enquiries/questions from our buyers solicitors.
All bar 2 questions we'd already answered on the Property Information Form so no idea why they asked them again.
Our solicitor sent a list of enquiries to our sellers solicitor and they came from our solicitor not us. Some of them were ridiculous and I asked the Estate Agent to let our vendor know that we'd not asked them!Ageing is a privilege not everyone gets.

It will probably depend on your property, they might ask about any building work or repairs, for the cause of any damage seen or for copies of maintenance certificates etc. If there's lease issues, parking problems or shared areas they might ask about that.Savings target: £25000/£25000

If you don't know the answer (and can't find it out) just write "unknown" because you can't get any comeback fior something incorrect you wrote. I can't recall the questions I had when I sold my last house but I do remember some of them needed specific legal or building knowledge that it would have been inappropriate for me to even try to answer.0 -

If you don't know the answer to a question, then clearly you will have to make one up.
It is better to guess than leave a blank - if you guess the answers you don't know, you at least have a chance of getting some of them right which earns you extra brownie points.

How would a buyer know know without asking? Hopefully buyers do not simply be rely on what appeared to be the case when the property was visited such as seeing a car parked.Clutterfree wrote: »Is there decking?!
So I guess that there is no decking. But suppose there was, would buyers not want the question asked so it would be clear if it was included in the sale.
And if there was raised decking, would a buyer not want theit solicitor to check compliance with planning?

The questions will come from the buyer via their sol. Their sol should filter out the stupid questions and pass on the important ones. The sol may add some of his own.
Our sol examined the floor plan of the house and wondered whether a wall had been removed at some stage, so asked for details of that. We didn't ask that question.
Our buyers sol asked us whether there was any sleeping accommodation in the conservatory. We figured that was a question from the sol, not from the buyers.0
