Boiler or rewire first

Hi All

Am moving into a property in a couple of weeks , we know the electrics are original to the house , built 1983 , as is the oil fired boiler (with hot water cyclinder supplying the hot water)

The boiler is working currently but there is not enough plug sockets plus , we will probably only have the cash once to do good , future proofing work to the house, so regardless of anything else , we will be considering a re-wire and a new boiler

Which one , should i get done first and why ?

We know rewiring will be messy and have made plans to keep packed up as best we can and shift round bedrooms etc as the electrician works , but i think once its done it will have been the right thing to do , with regards the boiler , again , it works but i want to future proof and have the most efficient boiler i can.

Do i go for a boiler that provides hot water on demand or stick with the hot water cylinder ? we are a family of 4 , and its a 4 bed house

Any and all advice welcome, i am really eager to get the basics of the house set for a few years , then worry about decoration, kitchen , bathroom etc

    Do the boiler, get the sparks to cert his work.

    Combi everytime for me. if it doesn't calc out, add a 2nd combi

    4 bed house?, max out the combi if you need more baths add a "weaker combi" for added water only

    Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)

    I would think that a 1983 built house wiring should still be good for another 20 + years, just needs some extra wiring and sockets installed before starting decoration.
    The 1983 oil fired boiler is the thing I would consider doing first, oil has sulphur which causes more corrosion that the cleaner gas plus a new more efficient boiler should give better efficiency so lower running costs.

    Perhaps it doesnt , though the installation parts i could see when i viewed looked very outdated and its very appealing to have a fresh brand new up to date set up for the years ahead , especially as i say , the money is there now , but in 20 years when im 60 , maybe it wont be

    Why not go for a megaflow?

    Boiler first, will be cheaper (slightly) over summer months, no rush to fit it. Plus, whatever savings to be had in fuel efficiency, they start adding up from the off.

    Full rewire? I doubt it too, somewhat. It's not that old. New consumer units, maybe, shouldn't cost more than £300 - 500 (just had two X 3-phase done on this place for £500) will make it safe, and get the circuits fully checked out at the same time. I've often had a rewire done on or before moving in and, yes, it's a lot cleaner and faster. But, have the sockets and switches ever been exactly in the right place? Nope, always just behind a wardrobe, or irritatingly too few on the wall the computer ends up on.

    You can legally, easily, and safely do a lot of additions to the circuits yourself. Cost will be virtually zero, you can do it when you like, and still get the whole lot checked out (and the difficult bits done) by a fully qualified sparkie.

    Megaflow is one of many pressurised water tanks. There's a lot to be said for a combi, and much to be said for a tank. Personally, I go for tank-based systems. Mind you, I'm so decisive, the last two were Vaillant Combis... hmmm
