Contact with buyer/seller

Hi all,

Just a general question really- do you tend to have much direct contact with either your buyer and/or seller?

We swapped numbers with both, and are in fairly constant contact with them- I think perhaps a little too much sometimes though (my fault.. :rotfl: )

    The good thing about lots of contact is that people are less likely to rip you off, drop out of the sale etc, if you're on friendly terms with them.

    The bad aspect is that if you think the other party is being unreasonable (e.g. about survey results), you might find it harder to say so.

    Personally, I always try to keep things friendly but business-like.

    (Although I must admit, one seller really started to hate me. He refused to talk to me or meet me. I was only allowed to visit the property when he wasn't there - and the EA had to check the coast was clear before I went in.)

    We did.

    It was much better than going through the estate agent for every little question.

    I think it's definitely for the better that we are in contact with the buyers- they are FTB's and don't seem to get a lot of answers, so doing my best to help them :) Lovely people, too!

    As for the sellers- also great people but as most of the issues have been on that side, I have a tendency to keep 'checking' stuff with them.. :o

    In a different line, we've not had any with our vendors but we have with their neighbours who bought an identical house about a year ago and they are lovely people...

    Some do, some don't. When I last sold I encouraged the buyer to contact me direct and we exchanged a number of emails that helped make the process easier. In contracts, when I next purchased a year or so later I had no direct contact with the seller at all other than at the second viewing when they happened to be at home.

    I wasn't clear - the house next door is exactly the same so I got to ask them about any problems they had with the house. They haven't had any at all and one of them is a builder so that's really handy!

    I had contact with both buyers/seller last time I sold/bought, saved us all a huge amount of grief as the sellers EA & Solicitor were totally useless, I dread to think how long the whole process would have dragged on if we hadn't all be in direct contact. I've always preferred it this way, if there's a small query it can take days for solicitor to get answers as opposed to a few minutes on the phone ;)
