Is it just Bristol that is this ridicuous?

    I don't think so these days. I think I've done the Clifton thing long enough (6 years) and will be happy to leave the many students and nightmare parking behind! She says.. hoping it won't be as bad elsewhere.. :D It's also changed a lot recently, lots of places closing because of the high rents, and much less of a community feel. Maybe I'm just getting old. But yes, the prices of Clifton mean that not even a studio flat comes up on my rightmove searches with a max price of £300k :eek: so I've got not choice but to find a new area.

    Honestly if you enjoy the community of Clifton in the past try Gloucester Road. Not a bad walk into the city centre.... but still nightmare parking I guess!

    I searched rightmove for the good local schools etc and tried to avoid those direct areas as they tend to go for more...

    We moved from Southville in Bristol to Keynsham about 3 years ago. Assumed that the house prices in our street (2/3 bed small terraced cottages) had just about peaked, but i think the SDLT changes have knocked that on the head. Southville ('Lower Lower Clifton') is a great place to live by the way.

    Also, very good train and bus routes from keynsham to bristol and bath - we bought here not because of prices (marginally cheaper than central Bristol), but mainly because of the bigger gardens and better parking).

    It's exactly the same here in the good schooling areas north of Glasgow, we've had just about enough of it!

    I live in North Bristol. It seems to have calmed down a bit since the SDLT changes went through, but still quite active. We bought a new build, but got no negotiation on price as it is quite hot.

    That being said there is not a chance in hell that I would commute to the centre from here!

    I do wonder if the Metrobus will have an effect when it's up and running, though.

    Bristol is crazy and is only going to get worse. A lot of Londoners want out and moving to Brizzle.

    I did actually move to Cardiff for quite a few years - much better value for money. £300k gets you a 5 bed house in a good area or a 3 bed detached - some bargains still there. Great place to live with more shops than anywhere I have seen, night life, a large stadium for sporting events and castle in the town centre - what more could you want!

    Quite fancy seeing what I can get when I decide to leave London...

    Have you thought about cycling as an alternative mode of transport? Depending on where you go, you may be able to cycle on cyclepaths without cars.


    I also looked in Bemmie/Southville/Victoria Park and had exactly the same experiences as you. I'm now (hopefully) close to completing on a property away from that area, where I didn't have to offer 110% of the asking price to get accepted (which made me happy).


    The Estate Agents in Bemmie/etc did really annoy me. As others have said, they just want the bidding wars to drive the prices up, but as a buyer you'd just prefer them to price the properties somewhere close to what they expect them to go for!


    Also, as a potential warning, when I did go and see a mortgage adviser about my purchase she said that Bemmie etc is a bit of a bubble and so some people were having their mortgages turned down because the valuation didn't match their offer.

    Open house on Saturday
    Offers to be submitted by Monday after open day
    Two Higher offers given both were 406k best and final offers Tuesday
    Offer accepted Wednesday for 410k
    about a week from start to finish.
    And 7k to estate agent . . .
    The houseing marking is a messss
  • Prices have been on the up in Bristol but they've only been thus insane since last summer. 275k for a house in Bemmie??? Crazy. I sold mine in December 2015 for about 75k more than I bought it for two years before, although I'd spent a few k doing it up. It was in Greenbank in Easton which is a very leafy but really urban area. It used to be a really undesirable area a while back. I would buy there over Bedminster in a heartbeat. I'm in the midlands now so a bit out of touch but at the time the agent was sure Bristol was in a bubble. Bristol market is also incredibly seasonal so if you can wait till end of August/ early Sep there will be less on the market but less competition. That was my experience anyway, though it was my first house.
    Saving for a deposit. £5440 of £11000 saved so far:j
