We both work the river side of the city centre and would love to keep walking to work if we can (living in Clifton at the mo) and would be nice to still have things to do, places to eat nearby.
St George is another place that seems reasonable but that would be the end of the walking distance plan0 -
When you say walk how far are you thinking? When I lived in London I walked 40 minutes to work one way because a) it was cheap b) faster than public transport and c) cheaper than the gym!

In my area prices aren't going crazy but there is a chronic lack of supply, numbers of houses on the market have crashed by 50% in less than 2 years.
Of the few houses that do still come up the vast majority are poor condition in undesirable areas and so overpriced that even BTLers and developers aren't interested in them.0 -
If houses were going for 15-20% over asking prices then asking prices should have increased by 25-30%.0

The Bristol market has been crazy for a good few years now. I'm about 15 miles out of the centre and the trip in is pure hell so prices out here are much more stable. We are seeing a ripple effect though as Bristol is getting far too expensive for many who want to buy and on paper the commute from here looks easy!0

yes its exactly as you describe. i bought last year and experienced the same.
i know the area you mention well and that listing price is low for there. they put in the low asking prices and get the world and his mate interested, then the sealed bidding happens.
it really is location, location, location.
saying that, i am happy with the house i bought and love the location. i have slowly come to accept its expensive in this area and will have to work hard to stay.0 -
It gets cheaper if you go out towards brislington, south of the city centre is very popular and everyone wants within walking distance, unfortunately you need to compromise somewhere..
Make sure you get your name out there with estate agents, let them know exactly what you are looking for, ring them once a week, usually a Wednesday is a good day as lots of people phone up on a monday or tuesday to ask for a valuation/put up for sale.
There are plenty of properties about the problem is the ones that are really nice that everyone wants are few and far between and get snapped up, I was looking with the GF at the start of the year and the open house viewing was the same then, try to avoid this if you can as these houses are the most sort after and it ends up in a piranha style frenzy.
The best properties ive ever bought have been deceased estates or person going into a care home, they usually need a so much work that a lot of people are put off, but as long as the structure is sound the rest is not to bad if you know what your doing.0 -

House goes on Rightmove Mon-Wed
Open house on Saturday
Offers to be submitted by Monday Lunchtime
Higher offers asked to give best and final Tuesday
Offer accepted Wednesday - about a week from start to finish.
We lost out on a couple, and got gazumped further down the process on one. It was infuriating. In the end we dropped a leaflet into half the houses in Brislington (with the help of the M-I-L). We found our dream house, the vendors were keen to move and saved about £3.5k in agency fees.

Thanks! It was even more crazy with the whole SDLT changes.. we just sat back to let that pass as we're not in a real rush as such would just be nice to be paying towards a mortgage and not rent (which is also crazy!). I'm at Temple Quay and OH is Harbourside. I have a 40 minute walk at the moment and him 25-30 so anything like that is fine for us. I'll just be happy not to have to fight Park Street every day!
Got a viewing in Easton and Brislington for us to get an idea of the other central areas. Easton, on paper, should go up massively being so close to town but I don't know how long it'll take for the area to be as nice as the prices suggest it is! Brislington, literally no idea about so it'll be interesting.
The point about commuting in from further out in another post is the reason we want to be walking distance. I really would rather not be on a bus or the car in Bristol rush hour.
Like the idea of leafleting when we have a better ideas of the different areas! Congrats on getting your place
It's nice to know we're not alone, in Bristol and beyond but it's crazy so many places are like it. I just can't understand how it will be sustained but guess we'll all find out sooner or later.0 -

Surely anywhere will seem like a comedown from Clifton? Used to live over there and have seen the prices rocketing over the years. Live in London now, so it is probably not quite as noticeable to me any more as we have fairly steep increases over here!To err is human, but it is against company policy.0
