Good Morning All,
I hope in your wisdom you can advise me of a few things -
Firstly a little information - I have sold my property we are close to exchange and have been discussing completion.
I appreciate nothing is guaranteed and everything is subject to change however both parties need to complete the last week of July - no earlier due to the buyers financial commitments on their current property.
Heres the issue - they are on holiday that week.....
They are under the impression they can arrange their paperwork before they leave and give their solicitor some form of permission to sign off on it - or sign off on it earlier and then I complete the process on a set date
It doesn't quite seem possible to me....
Any advice appreciated.

Easy done , dont understand your confusion, completion date is set at exchange , exchange in the next couple of weeks and job done

Yes they can do that.
Surely if they sign the contracts now then they don't need to do anything further?

They do not want to complete before the 29th of July -
They want to complete exactly on the 29th.
They are abroad on that date and will not be willing to complete prior to leaving.
So apologies if I was not clear my question is can this be done without them being in the country?

Thank you for the advice last time I purchased it was a whole different ball game and you had to be present with a witness.
Just managed to get hold of my solicitors and they confirmed this is possible.

They don't need to be in the country.
However if they're selling their property to fund the purchase they will need the leave the house empty. This could required them packing up everything and moving to storage before going on holiday or having a relative/friend do their moving for them.0 -
Sometimes the seller will move out before the completion date anyway, for example if they're moving into a rented property.
When you exchange the contract should include a reference to 'vacant possession' i.e. that the house will be empty.
You would pick up the keys from the estate agent or solicitor on the completion date.0 -
wouldn't have thought that it would be a problem, although as has been mentioned, they would need to make sure that the house was empty before they go on their holidays. Might be worth getting confirmation from their solicitor that there will be vacant possession on the day of completion and that the keys will be available from the estate agents so that you can move in that day.0
