I see what you're doing.Silver-Surfer wrote: »Yes, he can see your posts.
I don't know why you put furts on ignore.
Is it because you don't like what he's telling you?

I'd say don't waste your time. I looked straight at your post, glanced over his, saw the opening few words, realised what you were trying to do & then hit reply.
It's pretty obvious why i put him on ignore. I even said why.
There's various ways you can do things....
* come in & be super helpful & pleasant. <--- preferred
* come in & just be a total idiot & unhelpful <--- pointless
* come in & help ... but with attitude, for whatever unknown reason. The person doesn't quite get what you're saying, you're not saying it in a way they can understand, they don't know the answer to your questions, so on & so forth, it really doesn't matter because attitude is unnecessary. <
pointless.
So when someone keeps on & on with attitude, eventually i have enough of it & switch off.
So no, it's not what he was saying, it's how he was saying it.
Yes it's words on a screen & yes you can do the whole - it's how you interpret it thing, but the guy had attitude for no good reason, plain & simple.
I'd rather these people didn't try to help. The old - if you can't be pleasant, just don't bother.

The email one for example.I thought I accidently stepped into the screwfix forums! The questions asked above aren't being asked to be probing or invasive but they are trying to get out the additional information that may try and provide the solution to the problem. They are valid points being made.
A photo of the actual damp would be helpful as it may be more apparent what the cause is.
Anyway, i've been there before on forums about this problem & tried everything suggested.
You want me to start from scratch on this forum? So people like that Fruits guy can just ridicule & respond with needless attitude? And then get all condescending when i don't know the answer to any one of their questions? And then have other people chip in with pointless posts such as that Dan-Dan guy ... "i know what the OP is like so i'll just sit & laugh at this" (yeah his post got removed).
Yes i appreciate there are some helpful PLEASANT people on this forum but i'd say it seems to be more & more the minority these days unfortunately.0 -

So why are you being such a tool if you want help?0 -
Cyclonebri1 is a switched on guy. He has asked where the window leaks. You have rambled on but not answered this fundamental question. Instead you have said it comes out of the base. The base of what? inside the house or outside the house? Nobody here is a crystal ball reader. However, we could pass comment on your window drainage detail but you have not shown this in your photo.
So do you have concealed drainage? If so is this blocked? Do you have drainage slots with face fixed cover pieces? If we knew this we could advise further, or even discount these ideas.
Nobody is actually against you - if they were they would not keep on trying to help you. But your natural reaction to all the help being offered is bizarre.
You may have something here chap, the windows own vent.
What JAS will not understand is that inspite of all those fancy rubber seals, there is no water tight seal between the glazing unit, (glass), and the frame itself. So the manufacture creates a drain from the glass rebate and exits it to the outside. These can be blocked by anything from moss, very common, to slugs and other bugs. Where does the water that does pass the seals go then? It simple seeps into the walls at the side because non perfect installer fails to seal between the cill and the frame.
But it's a guess, and just something that demonstrates the frustration of trying to diagnose by forum, nothing like a direct look, I know you have tried that but to a tradesman that wasn't originally responsible for this, it isn't worth his efforts.
Edited to say that missed the OP's earlier post and it seems the drains are clearI like the thanks button, but ,please, an I agree button.
Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)
Always expect the unexpected:eek:and then you won't be dissapointed0 -
I wouldnt have blocked Furts , his advice is invaluable at times for many on here
There used to be a guy called Keystone (i think) who was also really on the ball and southcoastcorgi and of course my cyber buddy Dafty along with cyclonebri , i am about to move home , i shall be asking many questions of them in the near future i am sure
Thicker skin required JASNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
Ok after discussion with cyclonebri, i will post here the problem. As said i've discussed it elsewhere but this is it. If i don't give enough information then sue me because i'm giving what i think is appropriate & if i don't give something then maybe just maybe i don't know the answer to it or never thought of it.....
* Window never leaked at the sides until living room was tanked. Both front window & small side window (side window has no opening).
* Side window doesn't leak so much, only in REALLY bad rainfall.
* Leaks are at bottom corners only
* Window opening of main window is not blocked - pour water in & it comes out no problem.
* Damp proofers came back, opened up the sides, inserted DPC, re-plastered. It appeared to have stopped the worst corner, but we've only had 1 day of bad rain since that. Not enough to tell for sure. The other corner still leaked
* Have siliconed down the external sides where frame meets dashing
* Siliconed where the black rubber separates glass from frame
* Siliconed a little between sill & frame but not too much to block drainage
^^ That was the worst corner.0 -
Maybe.Thicker skin required JAS
But when you get told "i don't know why i bother, i'm giving up on this" just because you don't get what they're saying or whatever? A little silly.
I know someone who didn't do too well at school & decided to do their maths GCSE later on in life in their late 20s.
They couldn't grasp what the teacher was telling them in college.
I personally got a B when i did mine. They explained this way to me & i thought it was overcomplicating the whole thing.
So i explained to them my method of doing things & they grasped it instantly.
It's up to you whether you believe that or not but i'm not here to convince you that it is true. I'm sure you get the point i'm making with it too.0 -
As others have said "cavity seal" is the wrong terminology.
Either it is the "cavity tray" which runs across the top of the lintel above the window and if defective usually shows up as damp along the head of the window.
From you second picture showing damp at the bottom of the internal reveal they probably meant "cavity closer" a vertical damp proof course which stops damp tracking across from outside to inside where the cavity wall is closed at the edge of the window.
It could just be that the mastic seal around the outside of the window is defective. Start with the easy/obvious things first and work up to the complicated/expensive things until you find the correct cause.0 -
I got back in touch with the guy - he meant a cavity seal at the top of the window which stops water escaping on the inside when penetrating from the outside.
He's said i should find a reputable builder to have a look. We can draw our own conclusions there.0 -

It is a long thread and I may be loosing the plot on the details. To hear that the damp proof company renewed the dpc at the window sounds peculiar. The dpc should be between the cavity skins - assuming you have cavities. Hence it should not have been touched. It would not have been linked to the window - the window is much newer than the original build.
If there was no dpc there before then I do not know what they did. (Here I mean I do not know what details were agreed for covering whatever situation existed.)
But I am equally puzzled on the "tanking" work. I assumed you had a basement, or partial basement (yes I did see the window in an earlier post so realised it was not a full basement) but instead this work is way above ground level.
Hence what the guys were meant to be doing mystifies me. But the thought of them smashing away beside an elderly pvcu window is a recipe for disaster unless the men were meticulous, careful and highly respectful. I am sensing they were possibly none of these. My intuition is your problem lies with them.0
