    Just because the landlord is selling (even if they have already sold..) does not end the tenancy nor require you to leave. Even if the new owner is outside with a large removals van, screaming husband & 3 bonkers ASB kids.

    Check your tenancy for access for viewings, surveys or photos but unlikely unenforceable. In your shoes I'd change the locks (change back when you leave) and only permit any access to anyone when it suits you: Suiting you might include agreement to supply good reference & massive reduction in rent.

    My son & two house-mates were in a similar position: Agent served invalid s21. Place got sold. I drafted letter to agent/landlord. Landlord ended up paying very large inducement to get them to leave when he wanted: I do not know is landlord pursued agent over his incompetence, but I would have..

    If you did agree to photos there would be no requirement to tidy up, in fact you could dress it as a complete slum.

    Your LL wants to have it all ways - charging rent and having a stream of viewers coming round your home.

    If you have made 2 offers on the property you are renting how about looking around for one to buy rather than another rental?

    I have to be careful as I don't want anything affecting my credit file, so dont want anything ending in eviction.

    We are also going to have to rent somewhere else until we can find a house to buy so will we not required previous landlord's reference.

    I've already been looking for 6 months and there is just nothing out there. I would literally have to find a house within the next month to be able to complete before I have to leave this one.

    An eviction order has nothing whatsoever to do with your credit file.

    Sorry I have no idea - I thought it would. I'm more worried about needing a reference if I do have to rent another property. I know reference and credit checks are very thorough now.

    Change the locks. Seriously, change the locks before it's too late. Unless your landlord tries to let herself in for viewings without your permission she will never even find out.

    The landlord may already have permission to conduct viewings, albeit with prior notice.

    A possession order is usually accompanied by an order for costs. If this isn't paid promptly a CCJ may be registered against the tenant, which obviously will impact her credit rating.
