Landlord wants to sell!

Our landlord wants to sell our house and she has asked if agents can come round and take photos for their website. My partner is adamant he doesn't want our stuff being photographed and put on their site. Not sure where we stand with this though. Can we refuse? She might just give us our 2 months notice if we do, but not bothered about that.

    Of course you can refuse.

It's your property. You can exclude anyone you like. Practically by changing the lock. contractually if contract allows.

You'll be evicted sooner or later anyway.

(unless you can buy the LL out?)

If you're not fussed about being served notice then just refuse access. If you suspect the landlord or agent will let themselves into your home then change the barrel of the lock.

We have made her 2 offers and she has declined. She has had the house valued and thinks she is going to get more than its worth. She has been rather awkward about it all. She had promised us we could stay until February but has gone back on this. We didn't sign a fixed term lease when it ran out in February so obviously this could have happened at any time.

I think we will refuse to let her take photos but start looking for another rental property straight away.

This is what concerns me but I really don't want to go down the route of changing locks. Obviously when the advert goes on the website, we will know if she has!!

How do people do when they want to sell their houses? They take pictures and those pictures end up on Rightmove, etc.

Remove personal pictures and anything you'd better not see in pictures but refusing all pictures is over the top.

Once the advert is online then what? Potential buyers traipsing round you home?

I think your plan of action of finding somewhere else and serving notice is probably your best course of action.

Easy answer - you give tenants notice, THEN put it on the market. She only wants to do it now so I am lining her pocket with rent while she waits for a sale.
Why would you want a load of tenants stuff in your pictures anyways. All she has to do is give us 2 months notice then she has a lovely empty house to take pictures of.

1: it takes 5 minutes to change the locks
2: waiting until it's on the website is closing the stable door, once the horse has bolted. Of course they will take photos.

Equally you can give 1 months notice (correctly, in line with rental period) and move out.

Yes the good thing for us is, we only have to give 1 month. She will just have to wait another month to get the photos. She should still have the photos from when she advertised it to rent anyway, no clue why she doesn't just use them.
