Hopefully your clear out was serious, if it's not, remove stuff to a big extent as it looks far too cluttered and thus smaller. Do you need all those covers on the sofas? Are they very tatty underneath? If not lose those also.
Take everything out of the bathroom. Just get a big box and chuck everything in it if needs be to get it out of the way. Lose the big pink microwave. 90% of the books at least.
Given the disarray in the pics and no exterior shots I wouldn't even bother looking unless the price was really low. And I mean really.0 -

But still neither are perfect photos. Which is good for you - with a little effort you should be able to make your flat look nicer than either of those two!
Definitely get some photos of the views, if they are nice, and the outside, but not the same stock photo the other two have used. Maybe actually show me what it looks like as you approach the building (is there a garden, any plants?) rather than if I crane my neck and look up!
A vase or two of flowers (in place of the clutter not as well as !) can't do any harm!student100 hasn't been a student since 2007...0 -
I have no idea of the area,
as a guide the first thing I look at is sold prices, so:
71 sold for £89k Dec 2015
67 was £92.5 Oct 15
50 was £89,950 Sept 15
so your asking price appears bang on for a 2 bed in that block
I personally don't attach much significance to critiquing photos as at the end of the day I'm not buying your possessions, however, in this case I do agree that the impression you create lack of space which is surely that last thing you want to do for a flat
the flat is certainly "yours" with that colour scheme!
obviously not knowing the real background I would like to speculate that the reason no 67 went for a premium to your price is that it "looks" much nicer if you click on their photos - look under rightmove sold prices as their listing is still available
a pet hate of mine and many on here is lack of a floorplan - even for a 2 bed flat it helps0 -

I do not like the angle of the outside of the property on the main brochure. It's just showing a corner of a wall. What is it? Is that the bottom of the building? That should be a picture of the whole building.
Sorry....I'll pass and look elsewhere. Price is good. Get everything right and you will get an offer at the asking price. - Proof-read (minutely) your own listing
- Declutter
- Light....light....LIGHT...the place needs to "glow" at you. Why on earth are the photos so dark and un-homey?
- Outside photo
- List the blimmin' service charges. We all know flats have that flippin' thing called "service charges" - and we want to know JUST how much we will have to pay for them on top of OUR bills iyswim.
- Ditto to we all know flats often have problems with neighbour noise. If you dont state things like "well-insulated against noise/quiet" then we will assume you get that too...
Right now - I'm sitting there with my first thoughts in mind being "Just how much are service charges on top of MY bills?" and "Bet the neighbours would disturb me with noise a lot...". Closely followed by "Cant see the outside - bet the area is awful..."0 -
I hope this isn't an ex council block :eek: as there are horror stories out there of exorbitant charges being sent to owner occupiers when major work need doing.
