The 12' x 21' is the section which is currently one large 12' x 12' bedroom, a small office and some landing.
It will become either the 12' x 12' bedroom plus a bathroom, or two smaller bedrooms approx 12' x 7' with a bathroom between them.
(The access is from the new corridor which is not included in the measurements given)
There are two other bedroom suites upstairs already but these will remain untouched.
The master and bathroom is downstairs.
I don't know how to post a picture, sorry.
Sorry can't envisage the layout but don't fancy bedrooms only 7' wide in an 'exec' style house personally.
Do you actually have a family bathroom or all ensuites?0 -
What does the ground floor look like,
from what you have said does not look like option two would be in proportion if they were the only 4 bedrooms.
is that walk through shower to get to the toilet?
in option 1 why not go en suite.0 -
If it is option 1, i would make it ensuite with walk-in wardrobe.
Option 2 - I assume your bath/ walk-in shower will at far end, then toilet & basin next it...
Is there a way to add a window in the toilet at option 2? I honestly don't like bathroom without window.
option 3 - is the wall between bedroom 2 and 12'x 8' are load bearing.
How about knocking down that and move 2', making new room 12' x 10'. 12' x 8' is a tag too small for double bed.
But obviously I don't know the cost of this...0 -
Could you not make the dormer bigger?
House near us has gone full width and depth all within permitted development and they have built onto of the garage already.
Once you open up the roof the extra cost is what ? to give a load more space0 -
IMO 12x7 and 12x8 are far too small for bedrooms in a comparatively large house.0

OK thanks to all those who've replied, I think I have my answer ...
Been looking at RM at houses of similar value too and none of them have bedrooms this small, so I think we will have to go back to plan A, ignore the architect's suggestion and revert to keeping the larger rooms, more spacious.
Will consider the dressing room idea to go with the bathroom, but it's all sloping ceilings so the reduced height makes it awkward to fit wardrobes in ... will go upstairs with my tape measure again!
The sloping ceiling was also the reason for the walk-through shower - well spotted - there's only enough height in the centre where the ridge is
We also have planning restrictions being in green belt so we are unable to add any actual floor space!0 -
Another though, can you create a bathroom in the top right corner in bedroom 2.
Then, you can create 2 double with your 12' x 21' area.0
