Help with layout please

Am planning a small extension/renovation - bit complicated, but I'm looking for opinions please.
House & plot are big. Currently has master bed/bath downstairs, three beds & 2 ensuites plus a small office upstairs.
The upstairs work I'm planning is to solve the problem of having to walk through one 12' square bedroom to get to another. A dormer extension gives us the required corridor space.
Question is, should I keep it as 3 beds/3 baths upstairs? Architect has suggested we could divide the square bedroom and small office, make the new bedrooms a bit smaller and have the new bathroom also, resulting in 4 beds & 3 baths upstairs. We would still probably sleep downstairs (there's plenty of living space) as none of the upstairs bathrooms would be that big.
So on a house IEO £1m would you prefer larger bedrooms with large bathroom, or one additional bedroom making 2 only approx 7' x 12'? With small bathroom?

As there is only one/two people who make the decision when buying so as long as one/there bedroom has large ensuite its then down to personal preference but as you spend more time in the bedroom than bathroom I’d go bigger bedrooms....0

I think you have to consider the area and target sale market.
if house and plot are big there are other options like a garden room to add space
if not using all the bedroom I would probably make a decent size office/bedroom rather than have the office separate then is someone needs it as bedroom they have the option to create office space.0 -
I suppose the main question is, would it be better to have 4 beds on one floor, or three upstairs plus master downstairs?0

Would that mean throwing away a perfectly good downstairs bathroom.
a set of floor plans might make visualizing easier.
Does sound like making it 4 bed upstairs will be cramped if you ditch the downstairs master.0 -
You need to have a big enough bedroom with ensuite upstair which could also treat as master. Not all people want master on ground floorr.
A floor plan could help, it is difficult to image the layouts0 -

yes we have a lovely large bedroom downstairs opening out on to the garden with big bathroom.
The room upstairs would be much smaller, and so would the bathroom

I don't follow. Are we supposed to get 4 bedrooms and three bathrooms out of that? It's only 252 sq ft, the same size area as our 18' x 14' master bedroom.I can't post a floorplan, but the space available to be divided up is a rectangle 21' x 12'
ETA: on re-reading the OP, I think we're only supposed to carve up that space into two bedrooms. Presumably these will be the two without en suites. But whereabouts is the access to this space? A picture really is worth thousand words here!0 -
The 12' x 21' is the section which is currently one large 12' x 12' bedroom, a small office and some landing.
It will become either the 12' x 12' bedroom plus a bathroom, or two smaller bedrooms approx 12' x 7' with a bathroom between them.
(The access is from the new corridor which is not included in the measurements given)
There are two other bedroom suites upstairs already but these will remain untouched.
The master and bathroom is downstairs.
