Hi,
I received notice to be out on 15 June in April a note was pushed through door. I now have another letter sent recorded delivery and they said we didn't hear from you that you had received your letter now its 15 july can you please let us know you received it.
Whats this about? I don't have to let them know I got it do I, they never answer me about repairs? Why are they insisting on receipt and why have they pushed it back another month cos they didn't hear back?

Was it a proper S21? To me it sounds like they don't really know what they are doing.

Probably because they didn't send the initial letter "signed for" or did not get proof of posting or lost the proof of posting. They can't prove they sent the letter....so a new Section 21 notice is required and the 2 months starts again.
You can mutually agree to leave at any time so if you wanted to leave earlier then that's fine.
If you don't wish to leave then ignore the letter at your peril but you've got to be prepared to leave.
If you need a few extra months then any decent landlord will negotiate with mutual agreement an acceptable date for you to leave. It saves on court costs.
edit: Question - When exactly did you get the letter?:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

No you don't need to tell them but if they or the landlord hand delivered it to you, and then sent another notice recorded delivery they should already know it has been served.

No it doesn't mean that you will, or have to, leave before the notice expires. If it has been issued correctly and if indeed you do have an AST rather than an AT then sooner or later you will be evicted. After notice it's court for an eviction order and if you're still not gone bailiffs can be appointed to physically remove you. You could end up paying the court and bailiff costs.0 -

Can you leave before the date on the Section 21 notice?
Even if you don't you will be going at some point soon no matter what you do. You can continue to stay on until the court orders you to go.
I think it's better to discuss your options with the landlord to avoid unnecessary court costs especially if you can go in a few months but not right now. The landlord does not have to issue court proceedings the day after the notice expires they can wait a few months before starting court action.
