Hi folks,
Looking for some advice. I'm at the end of my patience trying to sell our house. It has been on the market now for 18 months and during that time it's had around 15 viewings and one (very low) offer which we rejected as it was the same value as we paid for the house 10 years ago as a new build!
The house is in the Scottish Borders and while I appreciate it does take longer to sell in a rural area I'm at a loss as to what else we can do.
The house is currently empty (we have moved to a new area) and is costing us to heat, insure and pay council tax. Everyone we talk to suggests renting it out, but we have no desire to do so and don't want the hassle, just want to sell it!
It's on the market with a local (large) estate agent, advertised in the BSPC & ESPC, has been featured in a newspaper advert and we recently had an open viewings day where no one turned up!
Am I missing something obvious or does anyone have any suggestions as to how we can stimulate some interest in our property?
All suggestions gratefully received,

HR value is £140k, was on market at £140 then reduced to "offers around" £135.0 -
Never mind the EA link - nobody looks there. RM is the only place you really need to be.

The outside pic really needs to be first, and the pic of the front is atrocious. I presume, from the rear shot, that it's the one with the Smart outside? Does the front never get sun?
I'm not sure you need two pics of the kitchen and two of the living room - I'd rather see shots of all bedrooms. And the photo of the house number...? Utterly pointless!
That apart, there's nothing too horrific with the details. So if you're not getting viewings, then it must be... <fanfare> price.0 -

If your EA hasn't been able to make suggestions to help you sell the house, I'd change the agent.0 -

The photos were chosen by the estate agent - says a lot really!
and no, the front of the house doesn't get the sun - it's North facing and not easy to get a decent pic0 -

See what I mean? The camera's set the exposure for the very bright sky and the lighter end wall on next door. On a much less bright day, your house will be relatively light, compared, even if it isn't in full sun.0 -
in what way is your house different to 10 Bennecourt Drive which also had an HR "valuation" of £135k?
Given number 10 sold for £118,000 on 21 Nov 2015, and therefore must have been for sale for a part of the time yours has been up for, it is very obvious that your price is the reason you have not sold.
I wonder if the people who bought no 10 would even have seen your listing if it did not fall within the price range they were searching on?0 -
Take the "low" offer and cut your losses, fiddling around with photos is just costing you time and money.0

10 Bennecourt Drive is a completely different style of house.
Also, there is a new build development in the next field up and a very similar 3 bed semi in there is on the market for offers over £175k(!)0 -
