Number 10 was purchased in 2006 for 192K selling last year for £118k, you say the offer was lower than £135 at what you paid. It would seem to me that you've all unfortunately bought in the height of the property boom and your area hasn't recovered from the crash. I would either rent it out or cut my losses and sell at auction if necessary.

    Xxx

Sorry but that info is incorrect and is giving a skewed view of the local market.

I know you don't want to lose money but surely you just want shot now?

Presumably as you've already moved the new place wasn't dependant on selling.

You really need to get proactive and start getting some interest drummed up and the place sold.

Yup! that's why I'm on here asking ;)
We have a meeting with the estate agent in a weeks time and although it might cost us £1000 to change, i'm giving serious consideration to going with a new agent.
The only problem is logistics with us being 120 miles away!

I must admit the master does look small, how much room is there to get about when you have a set of drawers, dressing table and two bedside cabinets? Looking at the measurements on rightmove it does seem to be very tight.

At the end of the day any property will sell for the right price, so your options are to sit tight and wait for someone willing to pay your asking price, or sell for a price that a greater number of buyers would be willing to pay.

On the photo issue, which house front is actually yours?
The wood (windows, doors etc) are very dark, they do make the rooms look closed in.

Offers around £135, so if I was thinking around £125k that statement would put me off, as I know its going to be refused.

Did you attempt to negotiate a higher price, if so what did you get upto?

That was their "best and final offer"!
    They started at 112(!)

:( I've had enough. I never imagined that it would take so long to sell.

Seeing how much progress you have had £119 may be a very good offer, remember new builds come with a premium price, so I'm afraid unless an area sees a decent price rise many of us new build owners find we make very little money, if any at all on our properties.

You need to decide exactly what you want out of the property.

Selling it quick, or hanging on?

Both have pros and cons, but you need to work out which pros and which cons will be best for you.

Is £135k the lowet you have gone? Sorry if you have already said and I've missed it.

What kind of contract did you sign?

I had to change agents when I was selling Dad's house and it didn't cost anything.

Then make your logistics clear to the agent. (After you've got their best quote for a fee of course...)
