The ground rent doubles every 20 years..looking through the paper work iv I have got it does seem that this lease was created in 2011 and back dated to 1992 because I also have he documentation of an agreement between a previous owner purchasing the freehold from the council.

I am pretty sure that this documentation states this because I have no paperwork stating any kind of agreement from these "new leaseholders" and the previous owner .

I think I am going to have to bite the bullet and stump some money for an expert to look at

Can you even backdate the start of a lease like that?

Yes, you can and it is not that unusual.

It is usually done by a freeholder who wants to ensure that the leases on several properties are coterminous.

Building additional houses years after earlier ones and drawing up new leases for the later houses would be the most likely situation.

Even with developments such as blocks of flats where the building is constructed in one go, each unit could take years to sell but generally they will all have the same lease start date regardless of when the leasholder signs the lease.

If the previous owners purchased the freehold from the council, then it sounds like it has always been a leasehold it's just the previous owners only sold the lease and kept hold of the freehold.

Thanks for he replies everyone . I'm going to take legal advice and get it looked at properly from Monday but it's looking like the 15k quoted to buy the freehold is pretty much the price I'm going to have to pay .

Do investigate the costs of a lease extension via the statutory route, perhaps it is cheaper.

Though a freehold house may be worth more than a leasehold house.

Yeah I need to speak to an expert. I'm annoyed with myself as when I bought the house I was young and wasn't advised about the doubling ground rents and the dangers of buying a house with 81 years left on lease. Live and learn I guess.
