Impact of Letting Agents Credit Check on Mortgage Application
What kind of impact would a credit check performed by a letting agent when applying for a rental property have on my credit file? I am in the process of applying for a mortgage on a new build property which is due to be completed in around 6 months but the landlord of the property I currently rent is selling up and I have to move to a new rental property in the meantime. I am holding off applying for a new rental property at the moment despite only having 5 weeks notice remaining in my current house as I don't want it to cause any issues during the mortgage application. Am I being over cautious? Should I wait for the mortgage offer to come through, wait until exchange of contracts or can I proceed with a new rental property now?

Overly cautious yes. At the end of the day it's only one basic credit check that the agency will run. In the grand scheme of things it won't make any difference having 0 or 1 checks on your file.
