Hi,
as your mortgage expires next week I would be concerned about exchanging now anyway as what if completion is delayed and your mortgage expires between exchange and completion - I think that would mean that you would lose your deposit and possibly could be sued (even by people further up the chain). I would ask your solicitors advice about that possibility.
If you think you do still want the house but are just thoroughly sick of the process so you feel you could take it or leave it you could ask your solicitor to confirm you now would like the vendor to pay for your mortgage renewal upfront (whether or not this is approved by the mortgage co - just in case) and a date as you are now ready to walk. As long as you don't threaten anything that you don't intend to follow through.
On the upside if you like the house still it's possibe you could be completed a lot sooner than a new property. But yes it could drag on but so could a new purchase. I'm guessing you will need to pay your solicitor if the sale fails? Try to consider these things and make a balanced decision.
