which to do first......

Hi

New here and I'm after some advice we have been in our house a few years and are finally getting settled money wise to start to think about doing the house up to our taste and because it need everything replacing.
I would like some advise/ help in how to decide where to start because every room needs doing.
The biggest job (or jobs) is an old conservatory that will need taking down at some point and we would like to build an extension which would lead to knocking through to the kitchen which will need redoing plus with the extension the garden will need doing also budget for this is £30k which we will need to save for and not do anything else to the house for a good year to 18 months OR do we do we work our way through the house bit by bit and leave the big job till last ??

    Do you have a photo? I seem, concervatory is not the frist place for renovation. I would start from bathroom and bedroom(s). If the walls and windows are OK you can try to paint it on your own .These are the places that should be comfortable.

    Depending on what you want for the extension in terms of size and the jobs you want in the garden too, £30k may be tight. We spent best part of 10k on the landscaping for our place but it is a LARGE garden, tree work, returf, build raised beds and do the driveway

    You can't do the kitchen before this extension, clearly. But, while you're saving, you can decorate other rooms.

    Are you talking about replacing flooring too. Sofitos mentioned the bathroom- is that on the list?

    we need to do every room in the house bedrooms, bathrooms, lounge & all redecorating too

    just wanted peoples advice who have been in this position as to what they have done and what worked best for them.

    How is the wiring and boiler?
    They are the fundamentals to get right before carpets and paint
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.
  • boiler was replaced a couple of years ago and windows are UPVC and in great condition

    Our first home was a doer upper, everything needed doing from replastering ceilings and walls, new architrave throughout, a kitchen and extension and the resulting garden The only thing that remained in the house from the day we bought it was the bathroom as that had just been done by the previous owner

    We done one bedroom first so we had somewhere nice to relax and sleep
    Then the living room, then the spare room

    Six months after we moved in the extension was started and the garden. That took six months to complete, my work top was fitted two days before Christmas :)

    Then we done the hall/stairs and landing. That was last as being mid terrace everything for the garden and extension had to come through the front door

    I guess we lived in a work in progress for 18 months. We done all the work ourselves other then the electrics and the boiler ( hubby is a builder)

    That was 20 years ago and it easily cost 20k

    Forgot to add, the double glazing had to wait another 5 years
  • The house is only 25 years old wiring is o.k, no problems at the moment ( touch wood) all that will need doing is replacing single sockets with doubles.

    I'm currently doing the same - I opted for getting the extension work carried out first. Whilst its going on you'll be living with a lot of dust and climbing all over boxes of stuff that is stored away. I wouldn't want to decorate and fit new carpets, for it all to be covered in muck...

    I would do any structural work (leaks/cracks/roofing) and electrical work first, though this seems unlikely due to the age of the house.

    I would then start at the top and work my way down. Start with your bedroom, then the other bedrooms, then bathroom(s). Decorate/refurb these in order of what you use the most.

    Then do you hall/stairs/landing/entrance.

    Then depending on your downstairs layout you may want to do the extension or you living areas/kitchen. Tackle the garden(s) last (unless there is no rear access, then do this before the downstairs)!
