It's a block of flats and the freeholder has applied, and been granted, permission to build two extra flats on top of the building. Scary prospect ey?0

I was chatting to my local friendly Highams Park EA a couple of weeks ago, Jo, and they were saying it does seem to be picking up again down here, so hopefully will make the way up towards you!
Perhaps you're right! We have two more booked in so far for Sat. Fingers crossed!
It only takes one...

Well I'm still waiting..
Had 12viewings until the end of April, and one more in early May, but absolutely nothing since.
Has the market really slowed down lately?
I know I need to reduce the price (mines on at £325k) but another house just sold/completed at 315k and is exactly the same but smaller plot and not as nice.
I don't know whether to drop to £315k, or offers over £300k to get in in the lower price bracket on Rightmove.
What do you all think I should do?0 -
FTBuyer - I would drop to £315k personally - what does your EA recommend?
Well our viewer had her second viewing today with her hubby and parents and they stayed over an hour according to our EA. Apparently they really like it but they think its overpriced as the front of the house is needing re-rendering (we reduced it £5k already.) And we would accept an offer £6k less than asking - so 11K less than what we put it on for. Prepared to sell it at £114k. - Hoping they'll have liked it enough to try an offer and we can negotiate up if necessary.
Argh I hate waiting. This feedback was between hubby and EA after the viewing as he ended up sat in the car with the kids and the dog even after going out to the park whilst they viewed the house :rotfl:

Well, he thinks it's priced right to be fair. I think he was expecting me to say go on at above 325k (the other house came on at 340k, then reduced to 325k).
He does say to have an impact it needs to go to offers>300k, but I know I would be getting sub 300k offers which I don't really want to accept. I'm still getting quite a few online to be fair, and I think it does look good..
I can send the link if anyone wants to give me feedback, but I don't really want to post it publicly.0 -
F_T_Buyer, I would go with the 315 as well. Good luck, hope you get some interest soon!0

My number of views on Zoopla has shot up 25% in the last week, but no viewings. Strange because there's usually a corrolation I've found0 -
No phone call with an offer/feedback as of yet but they did only view it yesterday late afternoon (i keep telling myself so as not to get too impatient).
If this buyer isnt interested we will be handing our 4 weeks notice in at our current EA and marketing it elsewhere after the 4 weeks is up. Though i cant decide, if in the 4 week period the EA will try harder to get us sold or not bother so much.

I really don't think EAs do much 'trying' any more anyway. People tend to go to them.
One of ours has cancelled which is a bit of a PITA. Oh well. Maybe we'll get another over this bank hol weekend...
