Kitchen for less than 4k?;;am i being unrealistic?

Options
Hi
Ive only recently bought and am mid 30's;owning my own home is something ive been dreaming of a long time!!
The kitchen is ok but 17 years old as it was in when built so the condition isnt great, its pretty small(around 8 cabinets); i live in a small 2 bed home.
I would ideally like to
I)replace the cabinets
Ii)replace the worktops and sink
Iii)retile the splashbacks
Iv)replace the oven and extractor(integrated) but no other appliances as bought freestanding when i moved

Am looking at a relatively cheap kitchen(less than 1k from b &q), basic sink, laminate worktops and a standard oven. I dont have tons of money as im on my own so have stripped it to the key features. No redesign and flooring fine

Am i being totally unrealistic budgetting 3.5k-4k including fitting(the latter probably by a local fitter as cheaper)??? Any other suggestions and advice welcome!!

Totally doable. Our kitchen (about 18 cabinets) was £1666 from IKEA and we love it. :)

Thanks so much. I did look at ikea but it seemed pricey. I have no diy skills really so would need a fitter to replace the old and put in the new

    Any other advice appreciated

Aim for rigid units, that is, avoid flat pack. The quality will be better and the fitting quicker and easier. Shop around but try to avoid vinyl wrapped doors and in particular try to avoid cheap worktops. This is the area that will take a lot of wear and tear so try not to scimp here.

Even if you have no DIY skills you should be able to remove your existing kitchen and tiles and hence save costs. Also avoid having a skip - take everything to your recycling centre and this will save you more. Even if you get a fitter to install your kitchen still use the facilities of your recycling centre.

Try to source all your materials through a trade source and avoid the retail mark ups - this could save you a tidy sum.

Try DIY Kitchens....they look decent and the reviews for them have been good. The other good thing is that they come ready built.

Howdens, Benchmarx, Stax, Magnet Trade will be fine. Yes these are trade orientated but they want business, so make contact. Explain your budget is tight, but do not tell them what it is. Explain that you will seek quotes because that is what a business does. Explain that a keen price is required, and you will negotiate for the best terms.

If such places are not interested you will soon get a feeling for this, so walk away. This may gee them up into showing interest, but if not, move on.

You could also try your local builders merchants. If I went to my local, independent, builders merchant and discussed a scenario like yours they would be interested in helping. A larger, national chain might be less interested.

In conclusion, your request is realistic, but requires an input on your part. Time and effort which many people cannot be bothered to put in. If you can show this commitment then results are possible.

The problem with ikea kitchens is that the units have no service spaces behind, meaning all pipes & cables either have to be chased in the walls or routed through the inside of the units, fitters hate ikea kitchens & you will pay a premium to get it fitted
I'm only here while I wait for Corrie to start.

You get no BS from me & if I think you are wrong I WILL tell you.
