    Get a piece of paper and write down what it was specifically that you liked about the house.

    Work on the basis that everything that is between the inside walls you can change. So it doesn't have to be decorated to your taste or have a kitchen that is your taste. You can change that. You should finish up with something like the size, the position, the age, size of plot, the area. Are there any other houses that fit what you are looking for?

    I will tell you what I look for which might give you an idea. I look for minimum of 3 beds, less than 20 years old, drive way to the side or front of property, some front garden, smallish back garden, walking distance to shops, and transport. You will see that most of this has nothing to do with what the interior is like. This is because I know that I can change all of what is inside.

    Thanks for your comments cakeguts (ps love the name!). The reason I want it is: it's detached and in budget to buy and gut! Needs everything - walls need to come down, new kitchen, new bathroom, and it's on a great plot so also ripe for extension out or up!!. Nothing else like it unfortunately which I think is why there is lots of interest. I'm going to call the agent tomorrow and ask what they will accept see if I can push the ball into their court

    Ps it's not being sold by an individual but his solicitor as he is unfortunately poorly

    Helped a relative buy a house once which needed to have everything done and which was sold by sealed bids. We got it not because we put in the highest bid but because we had a survey done before putting in the bid so that the seller knew that we understood completely what we were buying.

    That's interesting. I know someone has come in and offered a bit more than us but we've not gone higher as know they're in a chain. Will chase up tomorrow see if any updates
