So we recently made an offer on a house. We're in rented so no chain, mortgage all set up subject t val. Lots of interest in the property so when our first offer was rejected, we went offered full asking, and.... Not accepted!!! Feeling kind of despondent at the mo :-(

Perhaps they were surprised; in their case by the amount of interest, so now feel that they marketed the property too cheaply.
Without knowing roughly where you are, it's not possible to judge whether it's the market, the individual property or a combination of both to blame. The size of the market depends on the radius of search too.0 -
Don't feel despondent.
House buying can be a bit of a challenge sometimes. I'd say if you want to get a property you like you'll have to do something different and not just do what the majority are doing.
Try dropping some notes or leaflets in area your interested in saying you're looking for a home, you're ready to buy with all necessary things in place and put a number you're happy to be called on and see what happens. Talk to as many people you know and get them to let you know if anyone they know is looking to sell and get in touch with them asap. Think of different strategies that you can try.
Also this is not just about buying a house, it's also about connecting well with people as well. Yes some sellers are looking for extra cash and will look for that. However, in other cases they'll want to sell to those that are serious, ready to buy and also have a good demeanor. Try and speak to sellers direct, have a good chat, find out why they are selling and what they are looking for and position yourself accordingly. You have to accept that you may sometimes lose out on a house but if you're proactive and different as well as prepared then you're in a better position.

Imagine you are selling your house for £200k
A nice couple (you) come round and like the house.
Then the next day another equally nice couple come round and like the house.
Couple A offer £190k and you reject it as couple B are revisiting.
Couple A then offer £200k but couple B visited yesterday again and really liked it and said they would offer. You told them you have an offer at full asking price. They offered £210k.
You don't know either couple.
