(Advice for a friend) Friend is lodger and having LL problems

    All sounds a bit suspect.

    I wonder if they knew they would be moving and just wanted to scam some money from someone before they disappeared? Or could that be my suspicious mind?

    My other half was working away years ago and lived in a place where he and two others rented rooms. He went back one Monday to find it empty apart from the rental rooms, turns out they had been sub letting when they shouldn't and they had moved out.

    Well the property has a to let sign in garden and i googled agents and their property is on there to rent so ll doesnt seem to be selling

    Sounds like

    a) the couple have rent arrears
    b) the LL plans to evict (should be via a S8 notice)
    c) the LL then plans to re-let to (hopefully) reliable tenants

    Lodger will have to move!

    If ll planned why now is letting agent putting up to let sign. The problem being lodger now homeless and no money to pay rent elsewhere and noway to store stuff. They could potentially come to mine for a few days but then how to kove their stuff.

    The agent is putting up a 'to let' sign because the landlord has employed them to re-let the property. They are just doing their job.

    Whether the LL is evicting the couple legally is unclear, since the information comes to us 3rd hand: lodger to you to us.

    But even if the LL is evicting the couple illegally (ie not via S8 & the courts), that does not help the lodger.

    the lodger's problems with furniture storage are just part of life. If you take lodgings as opposed to a tenancy, you have little security, so managing furniture is an inevitable problem. There are storage companies for this, but they cost.

    If the lodger has no money for rent, then that is a problem whereever he lives.

    They have no money as pestered to pay 3 months rent in advance despite only having key 2 weeks then moving costs.

    EDIT zoopla says it was sold november 30th 2015 so either they were here when it was sold or its a new landlord

    what can we say? paying 3 months in advance as lodgers was just plain..... stupid.

    Why does it matter? The property may have been sold during the life of the current tenancy. Or not. Makes no difference to anything.

    MY guess is they new they were leaving
    LL had already started legal eviction or they may have even given notice themselves.

    Anyway got a phone call from friend saying he found 600 quid phone debt bill
    . 2 months rent arrears letter and hd took a few photos of them. Then he said he was woken 8am as the had their toddler round eho was crying and their response was to puf child in bedroom next to his so hd heard loud screams all morning
