Just because it's not being advertised doesn't mean you can't put in an offer. Write a letter to the owners and name your price. Perhaps you can give a more compelling offer than the EA (you seem to have some familiarity with the situation so assume that if you don't have the appropriate address it shouldn't be too hard for you to track down).0 -
I don't know of any agent who actually buys a freehold property, especially where there isn't planning permission to actually operate a commercial premises, and certainly not a typical house with no kerb appeal.

So the agent is acquiring it for themselves and selling it on behalf of the vendor? Are they a regulated firm? Sounds an awful conflict of interest to me. Would be prohibited if they're RICS Regulated.0

I believe planning permission has been applied for as there is a notice from the local council on a lamp post outside the property0

The occupier passed away in November 2015. I do not know the details of the sale. I do know myself and other people were showing interest in the purchase of this property and waiting for any for sale details to appear.
The first details to appear was a Sold sign on the property then a proposed planning application on the lamp post out side the property to turn this residential house into business premises0 -

The planning application suggests to me that there is already a contract for the sale, so you're probably too slow-moving to do anything about it.0

You don't need to own land to apply for planning permission, could be speculative but it does sound like you've missed the boat on this one!0

No, but you would at least want to be in a conditional contract rather than give the seller the ability to walk off with the benefit of your planning consent.0
