    sorry..and also when they advise checking bad credit history does that just mean ccjs etc?
    Sorry about all the questions but there seems to be so much conflicting advice elsewhere about this kind of credit check.
    I would be fine being upfront about defaults but not if it is not necessary for prospective landlord to know about in first place.

    "The information landlords and agents can see from your credit report is limited to publicly available records, including court judgments and insolvency records. They cannot see information about your credit commitments, such as credit cards, loans and mobile phone contracts."

    This relates to experian credit check but is this the same for all credit reference agencies eg homelet?

    Homelet will in turn use one of the three big agencies, they are not a credit reference agency themselves (they provide a referencing service).

    This is what they say:
    As part of the reference we’ll check:
    1. Any adverse credit history such as, bankruptcy, CCJs and court decrees - public records
    2. Previous names and addresses which haven’t been disclosed
    3. Undisclosed credit history which is linked to their current and most recent homes - adverse history (1) at undisclosed addresses (2)
    4. Banking details provided are for a genuine bank account
    5. HomeLet’s own Default Database, which may indicate whether your tenant has not been able to pay their rent in the past - - if you've rented through a landlord/agent that uses homelet before and you didn't pay your rent on time, they my have a record of this
    6. Financial Sanctions, to make sure that your tenant isn’t registered to any of the Government’s Asset Freezing lists, as this could mean they’re unable to pay their rent in the future

    However, if you're in doubt you should ask your agent to clarify (in writing) what you need to disclose. Based on the evidence, I would say that in all probability, even if they want to know about defaults, they won't find out if you don't tell them. But it's not my money that's on the line. :)
