    If you pay rent on the 28th then you should be leaving on the 27th. You can be liable for more rent if you are still in occupation on the 28th.

    I don't understand the bit about changing a few tiles? Why would the landlord need to change some tiles? Tiles do not just break. Floorboards also don't just break. This is not wear and tear. Broken or damaged tiles and broken floor boards are damage. Why would you expect the landlord to pay to replace something that you damaged? Painting a house after someone moves out is one thing that can be considered wear and tear but damage is not wear and tear. You have only been there 3 years and the house needs some tiles changing? Make sure that you do not replace the broken floor boards with something cheap. I would not be at all surprised if you were charged for tidying the garden and for damage inside the house. If you don't pay for it then expect to be taken to court.
