Selling house online - advice

Whether you have to pay or not depends entirely on the T&Cs you agreed to.
Based on what you say, I'm guessing this is the company and T&Cs you agreed to: https://www.housesimple.com/selling-terms-and-conditions
If so, the T&Cs say:You will be entitled to a 7 day free Trial Period.
...
...
Subject to your right to cancel described below, if you cancel the Services at any time after the Trial Period the Fixed Fee will remain due in full on the earlier of the Completion Date or 12 months after the commencement of Services.
You say the house sold within 3 days - so presumably you then cancelled the service within 7 days?Exchange of Contracts following cancellation
If you exchange contracts with a Purchaser introduced by us within 12 months of the cancellation of the Agreement, any Success Fee due will become payable by you in full.
I suspect that's the clause they're relying on - but I'd argue that no success fee is due if you cancelled during the free trial, so no success fee is payable. i.e. It's a badly worded clause.
(I only scanned the T&Cs quickly, so there may be other relevant stuff that I missed.)0
