    Not if you were buying from me you wouldn't be.

    The OP had plenty of opportunity to iron these problems out much earlier. This scenario is gazundering at it's worst.

    The windows you knew about and the initial price might already reflective of this.

    The cleaning: Do you really want to risk losing the house for the sake for £200 to get professionally clean if it comes to it?

    The boiler: I think that's the only thing you would have a leg to stand on, but frankly, if I was the seller, I certainly wouldn't take your professional quotation as gospel, and at best, would want to get my own quote from someone I trusted. Of course, that would delay everything. Most likely I would tell you that it's take it or leave it.
  • Also we had a second viewing last month and the tenant they had has left it in a dreadful state. They promised to clear it up and it hasn't been touched at all.

    You could always ask for a copy of the latest landlords gas safety cert. Not proof the boiler isn't about to break.

    The place I'm buying allegedly doesn't have enough wall ties, been up 50 dd years and not fallen yet. I've opened negotiations with the vendor for remedial works well before exchange.

    Hindsight is a wonderful thing.
  • My buyers dropped the price by 2k 2 weeks before exchange. It caused no end of stress, because the price changed they needed a new mortgage, in the end they paid cash to avoid the extra stamp duty as they couldn't get the new mortgage in time.

    So what is your priority, moving in asap, or saving 1.7k which will probably be less after new mortgage fee's for changing the mortgage etc. As others have said you could delay and get them to fix it for you, but you'll always worry it will still go wrong.

    How broken is it? how healthy is your emergency fund, as things like boilers are just what they are for. When I bought my last place the boiler broke 2 months after moving in and that was 2k for me, I knew it was old though and didn't get it checked as I knew it would need to be replaced at some point.

  • Thanks for all your replies - some of which were hard and upsetting to read because we're seriously not trying it on or trying to mess anyone about. We were told two months ago the boiler had been serviced in the last 12 months but in fact it hasn't been serviced since 2009 and needs replacing. I'd never heard of gazundering before. Anyway we've decided to chalk it up as experience and swallow the cost of a new boiler. Thanks again, the advice is really appreciated.

    Boilers are always expensive and regardless of a survey being carried out can breakdown at any time . You'd be better off buying a new one (as I had to do) rather than persisting with an old tired installation that eats up money every 6 months on various repairs (or terrible amounts on service insurance i,e, hundreds). You'll then have an energy efficient new boiler under guarantee for a year, and can take out an annual service and breakdown insurance thereafter for around £100 pa. Over the course of a 25 year mortgage you'll be looking at installing 2 boilers anyway, I'm afraid, as most are only guaranteed to 7 years but may last 12. Good luck, but don't jeopardise a sale with a lower amount unless you really have to, especially based on a boiler. Windows - I had to install them too but when you put an offer in, you've viewed them and agreed the purchase price based on their condition.
