    Don't assume that will be the case....as I said previously they are employed by the LL and are just mid points and go betweens between tenant and LL.

    you will find that even though they will arrange for maintenance and repairs its still the LL that has the final say on whether something is carried out and to what budget.
    If he's tight with his appliance budget and stance dont expect any significant changes to other issues that may crop up during your tenancy that require money spent on them!!

    Back in the early days of my LL experience we went fully managed but quite frankly the letting agents charged a fortune and moved too slow for my liking so I have gradually moved away to managing the properties directly which gives a better interaction for both sides.

    That's true actually..I've always had private landlords in the past and had a brilliant relationship with them and never a problem getting things done my most recent one even bought me wine and flowers when I had to move out as he was selling :-) and trust me if at all possible I will never be using an agent again in the future!
