New build barratt home am i getting a decent deal or should i haggle more

  • Just make sure they put all the freebies they are offering you in some form of writing. I have heard numerous stories where developers have promised all sorts then gone back on their word once you have put pen to paper.

    I live just over the border in Hinckley. I've been looking at new build properties in the area for well over a year before reserving mine earlier this year.

    3 bed semi-detatched, new build. £172,000 is a good price in the area. Especially with all of that thrown in, particularly the Amtico, that's pricey stuff and will come with their guarantee for X years (they ought to tell you how long that is).

    Make sure you use your own solicitors and not their recommended ones as if you use theirs, they might not point out negative aspects of the property.

    Yeah i think your right the price is not overly exaggerated, and like you say with the Amtico which isn't the cheapest of flooring. good advice aswell about checking length of guarantee ( i assume you mean Amtico's actual manufacturer's guarantee? .........did you get somewhere in Hinckley itself or indeed Nuneaton

    I appreciate what your saying here Chanz4, I have read a lot of negative stuff regarding Barratt's building skills, the development i'm looking at is regarded fairly highly and their building site manager has won awards etc etc.... but again i understand this sometimes means nothing ...........on this side of things i am probably going to have to take a leap & keep everything crossed that my house gets built with some care and attention

    Thanks Suziesue , you may be right here, ............they have obviously put me onto their mortgage advisors (who don't charge) and mentioned they can recommend solicitors, ................but i may steer clear of this! ..........

    I dont have an already trusted solicitor to call upon, so i will ultimately probably have to take someones recommendation, but i think i would rather take that recommendation from an outside source as opposed to who Barratt think i should use :)

    have been in contact with another independent mortgage advisor (who does charge a fee), but it may be worth letting her handle all the process and let her find me a solicitor , just because i have built a bit of a rapport with her

    Regardless of who you go with, your solictor, mortgage advisor or builder should always be kept separate.

    The Amtico I think comes with either a 25 year or lifetime cover, but I think if you get it through the developer you're also covered for the fitting for a period of time, I think with the developer we're using it's 2 years.

    I ended up staying this side of the border as we found a new build house we loved (some of the layouts are bizzare) and the estate position was fantastic as well as coming with solar panels, and other energy/water saving stuff.

    Yeah i'm definitely gonna investigate the warranty term, glad you found somewhere your happy with, Solar panels are a good addition too.
