New build barratt home am i getting a decent deal or should i haggle more

Hi there


I wondered if anyone had any advice in on haggling on the price and extras of a new build home

I am a first time buyer, have looked at lots of stuff old and new, & i am veering more towards buying a new build. ....I have been looking to purchase a new build on a Barratt development, 3 Bed semi detached £172.500 ............i have got close to saying yes, but have not committed to paying reservation fee. (i am naturally slightly wary of the commitment and i just want to make sure i am actually getting a good deal)........there are 3 plots available with the house i want to purchase one is at roof on stage , the other two have not started to be built yet.

They are obviously trying to push the roof on plot, and have said i could be in for June if i go for this , and have said they will include appliances in the kitchen (which equates to intergrated fridge freezer, dishwasher, and washer dryer) and will supply carpet flooring (including Amtico) across the whole property at no extra cost (this would all usually have to be paid for) so that's not bad, but today i asked about putting an offer in on the property, now the sales lady didn't say i couldn't do that but it seemed as though they would probably refuse any offers .............i had also discussed the possibility that they may pay my stamp duty , as they do advertise this on the website she said they may pay some or all of it but she would have to speak with her manager and it would probably be possible on the grounds that i reserve the plot within the next couple of days.

I have read other posts like this where people have secured big discounts on asking price and had loads of fixtures fittings included etc ....so i am wondering if there is even more room for negotiation

would love to hear opinions ,

should i be happy with what they are offering ?

Am i just been greedy and trying to get more than is possible ?,

or should i push a little bit more and see if can get a reduction in house price or get my stamp duty paid aswell

also don't want to leave it too long in case someone else reserves the plot

    It depends where you live - I would guess oop north. To me it doesn't sound like a bad deal if you're happy buying new build. How does it compare to an older property of similar spec? What are the brands of appliances? Will they turf the garden?

    For what it's worth the SDLT equates to £950 - so not huge sums, bear that in mind if you're hoping to negotiate on other areas.

    End of the day, as long as you like the house and think its relatively comparable then surely that's the most important thing?

  • Hiya MrJB , er nooop not up north :) i live in the west midlands , warwickshire area. The house in question is in the Nuneaton area ,

    you make some valid points there, .....regarding appliance brands she mentioned were AEG and some other make i cant recall, and yes the garden comes turfed so that's something else included, and of course the aforementioned flooring throughout. ... i would say i am getting a fair bit for my cash, ........when i take into account these homes usually are sold with bare concrete floors and just kitchen units and oven

    Also regarding your comment on the SDLT, as you point out it's not a huge sum, so if i am gonna haggle i may aswell go all out and see if i can get a reduction in the overall property asking price, I guess it's worth try

    you are right ultimately if i'm comfortable with it all, that is the most important thing

  • Yeah indeed PennyPrincess!! i believe the Amtico is fairly pricey, i would probably be fool to pass that up ,they said if ifancy i could have a mix of carpet for areas like the stairs and bedroom and Amtico for the kitchen / dining

    Gotta decide and commit in the next day or so, Could be time for that leap of faith

    I would say do it - sounds like a good deal to me! Get them to throw in SDLT and turf (rather than seed) your garden!

    To give you a comparison - down here in Hampshire, a new-build 3 bed semi is £350-£400k so it sounds like a great price where you are. A lot of people get discounts on new builds - although depends on how in demand the plot is... If I were in your shoes (and I'd decided I want to go for it) I'd call the office full of confidence and say you're ready to go ahead but they'd have to help you out on the price. Be firm but polite and friendly. If they say no, say you'll have to think about it and end the call - almost calling their bluff. No harm calling back later that day and giving the go ahead at full price - at least you've tried!

    just keep in mind, if the benefits are cash based this is likely to impact your deposit percentages... with your mortgage provider.

    Thank you all for your comments and thoughts, it is greatly appreciated.

    I went back to see them yesterday and enquired about submitting an offer on the property. asking price is £172,500 ........i offered £167,500 about a 3% reduction as i thought this would not seem to cheeky (this was refused) i also tried at £170.000 this was also refused .........so as far as haggling on the price it appears they are not gonna budge, but i think this is because they are confident it will go if i turn it down.

    they also seemed reluctant to do anything with the stamp duty .......but have said they will also pay my legal fee's up to £1000 so i would stand to get the appliances, flooring throughout and legal fees as an incentive.

    I just think i may actually of reached my limit of asking for money off and free stuff and am i verging on plain cheeky ?

    I must add that there is "apparently" 2 others interested in the plot, and to be fair the plots do seem to selling like hot cakes , this is the 3rd phase of six to be built here & they have already sold most of this phase .......

    Regardless of your negotiating position, there will always be "others interested in the plot" real or not!

    The quality of them is not great, customer service is very poor on repairs also. Barratt will not reduce prices so early on as it will knock the price recorded on landreg down also on others
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
