Another sorry story to add here - max estates / st faiths norwich - failure to refund deposit. there is a court judgement (small claims). Investigating the company to decide whether worth enforcing (wish I'd done that before) led me here. torn between "life is too short" and "how to make the man's life even a little more difficult". £55 to make him turn up in court as an officer of the company to be examined on ability to pay would be worth it if I thought he'd have to do it. feels like there's a pattern of trading whilst insolvent ..is there a personal liability angle here? any reason not to post reviews on all the sites on which the apartments are advertised / question all the estate agents whether it's right to market properties where there are court judgements etc. I don't know.0

Hi, I think anyone who has rented from Max Estates. Please email me on hallcjtb@aol.com. I can give you the details of the BBC researcher at Rip Off Britain. I have already been filmed but they are looking for more people as they are interested in taking this further. Max Estates has rental properties all over the country so I am sure there are hundreds involved. I did get the £400 paid to the letting agent back and can tell you how I did that. Max Estates owes me £831.25.0

If all the tenants understood that they had a proper AST and not just a licence to occupy, then why did they not query why the deposit was not protected when signing the 'tenancy' agreement? It appears that the term 'serviced apartment' has simply been used to avoid the contract having the status of an AST-and then to steal the deposits.No free lunch, and no free laptop0

By the time tenants received the paperwork from Max Estates they had already paid the lettings agents a fee. I paid £400 and was told it was non-refundable. Only realised it was a licence to occupy when Max Estates emailed the agreement. When I didn't get my deposit back I made an appointment with Harts in Norwich and had a meeting with the manager. I also gave them a letter and it led to me getting the £400 fee back. Part of the reason for the refund was because they had misled me into believing I was getting an Assured Tenancy Agreement. If I had got my deposit back I would not have thought of doing this .We all need to get together and take out a class action lawsuit against Max Estates. This was the advice I was given by BBC Rip Off Britain's lawyer. It will be much cheaper if we all stick together. If interested email me. hallcjtb@aol.com0
