Landlord has been in without permission.

On one hand its ok as long as he gave me notice but on another its annoying because I am waiting for a window replacement (old one jammed open) and was contacted whilst away from the window replacement person if I was in the following day and I said no and left a message for my landlord by email and phone asking if possible to let them in (as its 3 minutes walk from agency to property) never heard back.

Came back to find a brand new sink has been installed (but not plumbed in yet) but window hasn't been touched.

I was a little annoyed because they entered without permisson to install that yet never let in window person.

Well I assume maybe the sink was installed by their own handyman and the windows a private company but still a little annoyed.

Just a little advice appreciated.

    Best thing to do is to contact, and say that you aren't happy about people being in the property without your knowledge, and that you intend to be helpful and flexible but would appreciate the respect of being informed in advance on all occasions.

    Given it was not done with malicious intent, probably not worth escalating it too far for now.


    There would be potential recourse if loss or damage was caused to you.


    The initial 'hard' solution is not to move out, but to change the lock barrel.

    Contract just started a few weeks ago, if I could move out I would as much nicer properties in much nicer parts of town(just a mile or so to walk to centre) and furnished where this just has a fold up bed, ancient fridge that doesn't seem to work right and is slanted and needs a painted.

    Well, you can always ask to end the contract, but as you know the LL is under no obligation to accept at this stage.

    If he followed the terms of the lease then he didn't enter without permission.

    Perhaps some other tenant has returned home and their sink is still leaking, but they have a brand new window!

    They shouldn't be there with advance notice. Simple. It has had no negative impact on you this time but it easily could have and they have no right to be there without your permission. You should certainly complain to avoid future problems.

    So let me get this straight, You have a window that you can't lock, Security risk.
    Guy from window firm contacts you to fix problem asap but you are out the next day so he can't gain access and fix problem.
    He may have been and has measured up for new window.
    Landlord is improving property and you are not happy.
    How much is a new sink and fitting ?
    New window and fitting ?
    Not your worry as you are the tenant

    You contacted LL by email and phone call and ask them to let tradespeople into the property !!!!
