Title deed strip of land between drive and pavement

Hi

We bought a house and we notice on title deeds there is a strip of land between pavement and my drive(which my drive actually covers. Can't understand why this is. We do have a electrical cabinet on the end of the drive where this strip of land is, and the next door neighbour has a postbox. There is a leasehold and freehold to the property which is exactly the same title deed in term of land. The solicter we bought off seems at loss here too. Anyone had anything similar?

    What rights do have to cross the strip? Probably none... You may be trapped, physically & financially.

    Gosh, some alarmists here this morning! It's rather more likely to be a verge which is part of the adopted road. Why would the evil ransom-strip owner allow a postbox and electrical cabinet to be put on their land?

    Yes it probably is a verge, may still be owned by the original developer, or may be owned by the council as part of the road construction.


    Your solicitor really should have had a look to find out who owns it however.


    Even if it is a ransom strip, it's still rather likely that you have a right of way, by easement of necessity if nothing else.

    As others have suggested it is probably a verge. As such, it is likely to be land over which highway rights exist.

    You could check by asking the Local Authority Highway Records department for confirmation of the position of the highway boundary.
