I did the same as you at the start, just knowing a really rough ballpark figure meant we could go ahead with putting feelers out for extending mortgage, finding architect, altering the size of what we aimed for etc.

Gosh 30k difference that's a huge amount of money.
We had an extension done on our previous house 10 yrs ago.By the sounds of it the cost had risen in perspective More than happy with the builders we used, so will probably use them again. But will get other quotes as well.
