Cost of extension

Very early day's as we haven't had plans draw up or anything.

How much are we looking at for a 12 ft x 15 ft ground floor extension, including plumbing, electrics etc.

We are in the south.

    I'm not sure of the exact size as I don't have the plans at hand, but we are extending the kitchen, adding a very large master bedroom and a family shower room. We've been quoted on average around £36,000 - £37,000 for a builders finish. They've given us an allowance for basic plumbing and electrics built into this price. We'll pay separately for the kitchen and sanitary ware.

    We've just added a 19ft by 13ft lounge/kitchen, a new hallway 8ft by 8ft and a downstairs bathroom again around 8ft by 8ft (I'm converting from metres and my memory of what the sizes are so its just roughly)

    To a plaster finish we were quoted just shy of 40k (including demolition of existing garage) we didnt have any complications and so its come in at exactly that. There was an allowance of 2k for electrics, nothing for plumbing above ground but all drains were included.

    We added our own kitchen from Wickes which was 12k (in the sale - eeep) and flooring is yet to be decided, we're looking around 60k all finished once we've bought bits and bobs we want.

    We're in the south east.

  • Am in bedford. Lucky enough to build the extension in a terraced house (which meant building only one wall and one roof). roughly 1200 pounds per sq m

    It will depend on MANY variables.

    Location, site conditions, planning conditions/restrictions, quality of materials as well as fixtures & fittings, standard of installation as well as the standard of the finished product.

    It's like asking how much will a new car will cost. By giving the size you have narrowed it down to 'how much will a new hatchback cost' but there is still a massive price difference between them.

    Do you have plans draw and a specification for the build? Decent fittings and fixtures can add a decent whack to the overall price and aren't likely to be specified unless specifically requested.

    We have a plan drawn up in our heads !!

    We are getting an architect round to advise,draw up a plan etc.

    Until you have plans and a specification you will struggle to get guestimates. Don't start getting quotes until you have these as then ALL of your builders will be giving quotes on the same thing.

    I would echo that.


    However my architect did send out plans to three local builders with an invitation to visit the site and then give an indicative estimate of cost. This allowed me to judge the affordability prior to spending on a detailed specification. The three estimates varied between £45k and £55k exc VAT.
