Renting a room asap. Would it be better for me to rent from private landlord?

How dodgy would that be? How strict are landlords requirements for tenants through estate agents? I haven't rented my own place (whether it be a room in a house/flat share or a flat) before, but I am looking for a room to rent within the next 3-4 weeks because parents are moving home and I am planning to move to a more central location.

And on the agent.
There are good and bad or both. there are friendly/sympathetic and unfriendly/unsympathetic of both.0 -
